image I would strongly caution anyone considering renting from Parallel 36 at Legacy Circle under the management of RangeWater Real Estate. When Parallel 36 took over in the fall of 2023, they promised smart home features like a Ring doorbell system and Nest thermostat would be installed within the first month. It's been 8 months now, and we're still waiting for these promised upgrades, all while still being charged monthly for features we have yet to receive.
Furthermore, when we exercised our right to terminate our lease early, as per the addendum allowing for a 60-day notice, the management team refused to honor it and attempted to coerce us into forfeiting our security deposit. This not only breaches trust but also violates Alabama tenant/landlord law.
According to Alabama Code Title 35. Property 35-9A-201, a landlord must provide an itemized list of deductions from the security deposit within 60 days of lease termination. Failure to do so entitles the tenant to double the amount of the original deposit.
Despite our numerous attempts to resolve these issues with management, we've been met with indifference and hostility. It's disheartening to witness such disregard for tenant rights and basic promises of service.
In conclusion, unless you're comfortable with broken promises and potential legal disputes, I strongly advise looking elsewhere for your rental needs. This experience has been nothing short of a nightmare and serves as yet another reason why we're terminating our lease early.

The Buy Out Addendum openly states our policies regarding terminating early, one of which is forfeiting the security deposit.
