    NIGHTMARE - My experience was nothing short of horrible. I was asked multiple times for the same documents as was my builder. His bookkeeper eventually refused to correspond with C2C any longer because they kept accusing her of not completing or sending items. They were sent my full build estimate in the very beginning but then asked for the items I had paid for out of pocket to be separated into 2 estimates which we did and sent several times. They used the incorrect estimate when calculating my loan and in the last days before I was to close I was told I no longer qualify and the broker Melissa Lape claimed that we never sent the correct estimate. There was no accountability taken. It was sent by myself on 7/6/23 and also by my builder who could see the exact date and time they had opened the email through his QuickBooks account. Once the news of no longer qualifying was broken to me I was told they had a phone meeting with a new lender the next morning and they would give me a call with how it went. I got their call the next day and was given an unrealistic list of things I needed to do to qualify for the loan I had been working on. I asked what happened in the meeting with the new loan officer and was told by Melissa that she didnt bother calling them. I asked for my appraisal fees and fee for approving my builder to be returned with the expected response that theyre non-refundable and they wish me the best. Now I remain homeless, staying with family with my children and out money that I need to start over with a new loan officer as the process needs to now be restarted from scratch. Do not use this company. Go with a local lender or bank.

    Part 1 : DO NOT USE THIS company. They will not do what they say they are going to do and continue to string you along every time you communicate with them. Because of the lack of professionalism, lack of courtesy, lack of communication, lack of sense of urgency, lack of respect to the contract and its deadlines, lack of misleading of information, lack of respect to the Buyer & Seller's circumstances, this mortgage broker / lender has now rendered this situation a complete nightmare. The prospective Buyers are now homeless with all their household goods in storage because they were told they were closing by a certain date and the mortgage broker has placed the Sellers in an extremely difficult financial situation (whom have 3 young children). Throughout the entire transaction, they completely disregarded any milestones / deadlines on the contract. They failed to communicate proactively and reactively. They provided false information. We did not have a great experience with the mortgage broker. I was the LA for the Seller. Prior to going under contract, they informed us they were a lender and not a mortgage broker. Once the property was under contract, we had conducted inspections, we soon came to an agreement with the Buyers around the 12th day of being under contract. Naturally, the next step would be to order the appraisal. I was told the appraisal was being ordered right away from Gloria McKenzie, the loan officer for Coast2Coast. After a couple days of not hearing anything about whether or not the order was picked up I began getting concerned. I inquired with the BA & Gloria to confirm, only to learn the appraisal was not ordered. I asked why, and I was showered with excuses. Now I hold the BA responsible yet they were also retrieving their updates from Gloria. The appraisal was finally ordered on the 24th day of being under contract. Therefore, for those still following, nothing was done on the lending side for the first 3 weeks of being under contract when we were told otherwise. We were then told they would expedite have a quick turn around to make up for lost time, (of course we didn't) and that we could progress towards a conditional loan approval and close in no more than 2 weeks yet we can expect it to be sooner than that. Based on that information provided to us by Gloria, the Seller was obliged to extend although mildly frustrated at the time. After extending a 30 day contract another 2 weeks, nothing was completed during the '10' days the appraiser has to turn around the report. They would continue to litter us with excuses. After this point, I escalated the file only to actually visit their office and request to speak with the Owner of the brokerage. I asked him to get involved because his loan officers were not doing their job properly. He did not wish to communicate with me and asked I only speak with the BA. I understand the proper flow with channels of communication yet when people are not doing their job and/or continue to provide us with false & misleading information constantly, it is my duty to ensure progress is being made, no matter your title. I later found out, Gloria would provide 1 piece of information to the BA, and then something entirely different to me. Then when I would follow up with her boss, I would find out she told him something different as well to cover her tracks. I know this because when I spoke with the processor, Gloria, & Jeff & the BA, none of their stories colluded. Fast forward to 10/19, after persistently following up for updates, they would finally communicate.

    Part 2 : Gloria stated the file was submitted for final review and the CD would be sent out. I could not get them to respond until 10/24 only to receive 3 word answers. The CD was finally sent out on 11/2 per Gloria and we can expect a clear to close by the following Wednesday. We did not receive any response or communication whenever we would reach out to follow up with progress. At one point, we literally had to call 30+ times on a regular basis in order for them to either pickup or turn off their phone. When someone does not communicate, its typically not good news. When they finally did respond, we found out there were additional conditions that needed to be met on 11/9. These types of conditions were so minor that they should have been addressed within the first 2 weeks of being under contract, yet they weren't. Simple things like bank & retirement verifications and having the funds to close. Due to being under contract now for 45+ days, we were told once again that once these last few minor conditions were met and they felt 100% confident it would get done and we'd have a clear to close and we'd close no later than 11/15. Well folks, it is 11/14. We were just notified that the file needs to be restructured due to conditions not being met. It just seemed throughout the entire transaction, they were disorganized, lacked attention to detail, experience and everything else you would hope for when using a professional company.
