Was first contacted by Bobby of Duval Home Buyers a year-plus ago before I was able to show or really discuss. I had nearly 100 calls from various potential buyers over the year following, There were a few I suspected were the best prospects. When my tenants's lease completed in 2023, I scanned the propsects I had accumulated over the last year. Out of this group of about 30 I picked 10 strongest; At the top of that smaller pile was Duval Home Buyers. Called them first and got introduced to Bobby and we got acquainted; I made him aware of the history and plans for sale of the condo. I made him aware of the "special" critical factors around condition, and unpaid mortgage balance that had to be "resolved" for me to sell at all. Bobby determined soon into his first look at the property, what the best and most concerning features of the property and conditions of sale that had to be addressed. He gathered all the info he needed on essential repairs; appliances that needed replacing; firmed up his offer and we discussed the details. His offer encompassed sufficient $ to satisfy all lenders; His understanding and process acknowledged the realities of the mortgage owed, and timing. I was pleased that his offer addressed the critical financial needs, and he became comfortable with the nature and amount of refurbishment that would be required. Within 4 days of original contact and property inspection by Duval Home, we had agreed on selling price, timetable and closing; Within 7 days of initial contact we had a mutually agreeable contact and it was signed and sealed!

THIS IS WHO YOU WILL DEALING WITH>>> TRUE STORY On October 10th, 2023, I signed a lease to rent the property located at 1848 Perry Lane, Jacksonville, Florida 32207. The lease was executed by Christyann Alix, a representative of the landlord. On the same day, I visited the office of The Housing Authority, LLC and handed over two money orders totaling $1850.00 to a coworker of Christyann Alix, whose name I unfortunately do not recall. The coworker confirmed that I was all set for the rental, provided me with the keys from the lockbox, and I began moving my possessions into the property on the same day, in accordance with the lease start date of October 10th, 2023. However, on the morning of October 11th, 2023, I received a call from Christyann Alix, who informed me that she had attempted to enter the property and discovered the presence of pets. It is important to note that these animals are registered service animals, and I possess all the necessary documentation to support their status as such. Despite providing this information, Ms. Alix became increasingly hostile and accused me of lying, despite my truthful statements. On October 11th, 2023, I received a call from the landlord's attorney, Alisa Wilkes, Esq., of Wilkes & Mee, PLLC, located at 13400 Sutton Park Dr. S, Suite 1204, Jacksonville, FL 32224. During our conversation, I expressed my concerns regarding the landlord's violation of my rights as a tenant and their hostile behavior. To resolve this matter, on October 12th, 2023, I informed the landlord that I would vacate the property, provided they allowed me to do so at the end of the day and returned my security deposit. However, instead of honoring my request, a person named "Larry" arrived at the property and demanded that I exit immediately. I explained that I was unable to leave at that time due to work commitments. Larry insisted that I sign a letter relinquishing my rights to the rental unit in exchange for the return of my security deposit. When I refused to sign the letter, he falsely accused me of slapping papers out of his hand and taking documents from him. The police were called to the scene, and they confirmed that I did not engage in any such behavior. It is worth noting that before leaving, Larry made threatening remarks, stating that he knew where I lived and implying that the landlord had already painted me in a negative light. Apart from these troubling incidents, I must also bring to your attention the unlivable condition of the rental unit. The property is infested with mold, evidenced by its presence on the AC vents. Additionally, the house is overrun with insects, primarily roaches. The appliances were dirty both inside and out, and there was broken glass in a door pane and shards in the lawn. The air carries a strong smell of mold and decay, and the walls and floors were covered in grime to the extent that walking on them without socks would result in blackened socks. I took it upon myself to address these issues, bringing in a dehumidifier, caulking the shower, removing the broken glass, and treating the insect infestation. The "Landlord" filed for eviciton under an entity name that is not listed on the lease. Was the original lease fraudulently produced by Christyann? Or is this a game to make legal procedings more difficult. All I asked for in this was a livebale space that I rent and pay for per the lease. This is beyond bad business practice.
