    First, let's get to some credibility issues related to some of these posts/reviews... Any review posted here with 5 stars is likely to be a shill post, IMO. Statistically, there are way too many 5-star reviews posted here than you could expect from a "real" population sampling, so beware of false and inflated data. My experience is real, but certain details have been slightly altered to protect neighbors and friends who are basically stuck and fear retaliation and don't have the financial means to escape from the con artists in this location's management. If you're considering moving in, let this post serve as a warning -- you will be price gouged. Expect to pay an extra 25% or more over what the manufacturer might charge for a new unit. They may buy a new home from Fleetwod for $40K, but you will likely pay $60K or more, for it. They will also decline permission for you to buy direct from a builder and put it on an empty space. If you find a few items that you'd like to have added/modified before moving in, make sure they are done BEFORE you sign anything. Verbal commitments made to me regarding a little landscaping were never completed after they had my money. The "Company" (YES Communities, Inc.) is big, big business and seems to be focused on getting as much of your money as possible and minimizing any expenses on their part. If you plan to rent, the gouge will be even deeper. If you have a pet, there is a hefty deposit up front AND a monthly "fee" (FOR EACH PET). There is an "Admin fee" added to each water and sewer charge every month. After several years, I still don't know what that's really for. The office loves to threaten people with a sign and a hefty charge if they don't mow their grass, but certain residents OF THE SAME CULTURAL GROUP AS THE STAFF seem to avoid any actual mowing penalty and can let their grass grow for nearly the entire summer.. This location brings in over $2 million each year and does the absolute minimum to address residents' issues. A water system repair clogged pipes in several homes with muddy sludge and the office wanted each resident to pay for a fix rather than admit that their mistake caused it. Safety issues are also disconcerting.. Despite rules listed in all move-in documents, vehicles get parked on or over sidewalks. Despite another rule listing a 10 MPH speed limit within the property, there is no sign at the entrance to remind you of this and residents routinely speed up and down streets-- not to mention delivery and/or Uber/Lyft drivers who never see those published rules. Loud music from a vehicle is also prohibited, supposedly, but numerous late night blasts from repeat offenders go unpunished. Stop signs are virtually ignored by some drivers, including the maintenance people in the Company truck. The single entrance street is also a de facto fire lane, but residents routinely stop in the street, blocking most of the lane, sitting right over the overprinted but unrestored "No Parking" that used to be painted on the street, to retrieve mail. If the fire department needs to respond to an emergency, they would be unable to fit their large truck through the limited space taken up by some uncaring (or just lazy) residents. Several chats with the office about painting the curb red and labeling it as a Fire Lane have been ignored. Oh, and guess what..? This is private property and the police cannot write tickets for violations mentioned above nless they qualify as reckless or other felony status. So... If you're considering a move to this park... think v-e-r-y carefully.
