    Let me start by saying that me and my partner have lived in two units at this complex. Our first unit flooded from a busted pipe in the bathroom. We notified the office and they said someone came and fixed it that day. That night, the bathroom started to leak and flood again. Clearly the problem wasnt fixed. It wasnt a little bit of water it was a lot! Our whole bedroom flooded as well and we had to move all our furniture into the living room. It was a Friday night so we called emergency maintenance and they are practically useless. They say someone will come out and of course no one does. At first they said the pipes were backed up so they had a truck come out and clear out the pipes. Again, that wasnt the problem and our bathroom continued to flood. After about a week they finally fixed it but we didnt trust living in that unit anymore because they had claimed it was fixed multiple times. We also had to walk across the complex to use the bathroom in another apartment the previous office manager let us have keys too. We eventually moved into another unit across the complex. Mind you they never replaced the carpet in the old unit, they just replaced the carpet pads and deep cleaned the carpet. The new unit was great for a while, it was updated and bigger than our old one. It has a patch of grass in the porch area that never gets mowed. Its been mowed once or twice. We had a conversation with the new office manager and she explained that they cut the grass every Wednesday and to just leave our gate unlocked and open and they would cut the grass. We have been, every Wednesday and still no one has cut the grass since the first time we complained. Anyway, Im not going to pick at that one because the grass is the least of our worries. This unit flooded. Again, our whole bedroom was wet. We had to move everything into our living room and wait a couple of days for them to come and replace the carpet pads and deep clean the carpet. Now, our apartment leaks whenever it rains! We have a bonus room in this apartment and every time it rains, it leaks. We notified the office as soon as we saw this. Of course they said someone would come look. Of course it took at least two weeks for someone to come and of course we had to tell them at least 5 times before someone actually came. When someone finally came, they ended up working on the roof. The apartment stopped leaking but a new water spot showed up on our ceiling. Just peachy. Told the office, now the apartment is leaking again and we are in a thunderstorm. Of course no one can come out when its raining, its understandable, but I dont foresee anyone coming out for at least a couple more weeks and probably about 5 more times of us calling the office and/or going up there. 100% finding a new place when our lease is up. Would not recommend this place to anyone. Its a shame because the maintenance men are so nice. I just think the office lacks communication.

    I lived here for a 14 month lease. Always paid rent on time and in full. The office failed to replace my broken blinds from the previous tenant for 6 months. I had to go into the office because they rejected my rent payment after my bank had already taken it out and sent it back so I had to clear that up. Thats when I was able to file another request for the blinds. My stove was missing some parts since the last tenants again. Took them about 2 months into my lease to fix those. Had broken AC for 2 weeks in the height of summer when it was high 90s in the day. Even at night my apartment was about 80 degrees. They told me someone had come in to fix it already while I was out which I knew was a lie because whenever I wasnt home I had my brother wait there for me to make sure they fixed it. My washer broke and it took about a week to get fixed while water sat in there. Then it broke again. Now theyre charging me almost 900$ for carpet replacement after moving out. They just want to get more money from me after taking my deposits. Overall, it wasnt the worst place to live while I was living there during my lease. But they will try to get every penny out of you after. Would never rent here again and will dissuade any friends, family, or even strangers from renting here or 1st lake in general now.

    Ill start with the good. Its a good location. Close to shopping plazas. Convenient. And affordable. Cons: Mold. Literally everywhere. All of the window panes in my apartment has mold. Old appliances. The fridge and dishwasher is pretty outdated. The drawers and kitchen cabinets are either broken or not working properly. Kind of clean. I say kind of because they keep the common areas (walk way, stairs, parking lots) fairly well, but the pool is always a bit cloudy, and there was a lot of old dirt from previous tenants left behind the fridge and stove and even in one of the cabinets. Very slow to address issues. I moved in about a month ago and I submitted a list of maintenance issues that need to be addressed. Nothing has been addressed for over a month. Expect to be told that theyve been notified but that they are short staffed. I signed a lease here so Im locked in for a while, but I definitely would seek to live somewhere else in the future.
