Buyer BEWARE! Reviews like these from people that have had wasted time, money and head aches can spare YOU the same. This process was more than stressful from day #1, to all of the way until the last day! Southern (dis)Trust Mortgage, GemCraft Homes, and Mid-Atlantic Title Llc are ALL in bed together to RIP YOU OFF! They all work together, and against your best interests. They even caused our family to be HOMELESS, and try and sell you an unsafe property! I will save our horror story with GemCraft Homes for another review when its their turn. But it starts with sales manager Pat Inman of GemCraft Homes whom will introduce you to more snakes such as Southern (dis)Trust Mortgage Robyn Meredith etc, and MJ of Mid-Atlantic Title. As for Southern (dis)Trust and dealing with Robyn Meredith, she doesnt have a clue what she is doing, she always sounds frantic!, confused person. She will send you a MULTIPLE Closing Disclosures with ALL not matching and playing with figures like practices of a used car dealership, and YOU have to keep going line-by-line sifting through to put the pieces of her puzzles together in order to not get ripped off! She plays around with your interest rate!, and omits information needed until its way to late. Even if the builder messes up with timing etc., YOU bare the costs!, she doesnt tell you that either. At the end Robyn will give you a higher than average market interest rate and have YOU! give her thousands ($4,210+) to but it back down to what the market rate is! That you shouldve gotten for free! And she calls that buying a point lol. Mind you thats with being a qualified buyer with a FICO score of 800+, zero DTI (no debt to income) and 16% downpayment! They slip in owners title insurance as a fee for $1500+ and even when you say delete it, or you dont want it, they slip it back into one of the closing disclosures later with different wording! They inflate your closing costs then Sell you off to a new loan servicer, to the highest bidder! All of the way to the day of closing, Robyn sent Mid-Alantic Title another new Closing Disclosure (documents of fees of closing costs) having different information and never told us!, she changed our Mortgage Insurance policy making it more expensive when not needed and changed the company, making it more appealing for a new loan servicer, she increased our tax reserves/prepaids by a month and home owners by a month causing us to have to pay OUT OF POCKET ANOTHER $736.76! AT THE CLOSING TABLE, thats on top of already sending them over $72k cash to close weeks prior! Robyn Meredith, Jill Fennekohl (Southern Trust), Patrick Inman, Garret Barker, Dominic, Bill Luther (GemCraft Homes), MJ (Mid-Atlantic Title) Will scam you if you allow them, even then they will still try even to scam you up until the very last day at closing/settlement! YOU HAVE BEEN WARNED!!!

I couldn't be happier with the service from Southern Trust Mortgage. Jake and Gloria did an amazing job. They always kept me in the loop and I always felt that we worked as a team. I am so thankful to them for helping me with my dream home!

Southern Trust Mortgage, and Jake Smith in particular were nothing short of amazing to work with in purchasing our new home. Jake put in a ton of hours he didn't really have to, answering our questions, helping us plan to purchase a home, and guiding us through the process, even when changes happened. He was so knowledgable about the best loan products that would help us get our dream home. I would recommend Jake and the team at Southern Trust 100%. They all go above and beyond, from your first contact with a loan officer, to underwriting, and support. My mortgage went through with very few hiccups and they're ability to answer my questions quickly led to far less stress than I'm used to in the home buying process. You cannot go wrong by choosing this company.
