    Tim and Debbie are a phenomenal and a well educated team that really does a detailed inspection of your home. We have used them on two separate occasions and have been blown away with the attention to detail and level of excellence they provide. They both took the time during each inspection to talk us through their findings and educated us on the problems or issues they saw. They also offered great solutions to those issues as well. It is evident they care about the service they provide and the quality of their craft. Tim is very charismatic and Deb is an absolute gem of a human. We feel very lucky they have inspected our home. We know that it is a safe place and feel very confident in our purchase due to their diligence. Thanks to their expertise and the very high standards they set for themselves and the industry they service we also know we have made a great long term investment.     Paying customers always appreciate a thorough inspection, how about the ones on the receiving end. There were multiple items noted on my inspection that didnt make sense; 1. Inspector identified an Inoperable switch in bathroom next to toilet and no exhaust fan In bathroom. The fan was a Bluetooth exhaust fan from Lowes which is marketed as one of the quietest on the market. The switch infact operated that fan. 2. Inspector identified improperly installed electrical circuit in the garage because the run was sticking out of the box and tested hot. However, the identified circuit was not connected in the breaker box, which was pre-run for a 220 circuit. His hand held circuit tester was picking up the 120v line it was running next too. He would have noticed this when he opened the breaker box. The line was marked and not hooked up. 3. Inspector identified outlets in garage were not GFCI protected. This too was incorrect. If your GFCI outlet in the first outlet in your run, and you wire all outlets after it to the load side of the GFCI this would be to code. 4. Inspector also identified HVAC/hot water heater as marginal due to age. They were both under 7 years of age. 5. Inspector identified roof venting as inadequate due to lack of eve vents. However, inspector did not identify the large gable end vent and four massive roof vents in the roof. Nor did he measure them to verify there was enough venting area. There is actually a formula for this. 6. Inspector also miss identified windows with broken seals. Condensation they identified as symptoms for the issue was due to outside condensation because it had finished storming 30 minutes before they arrived and the sun hadnt hit those windows yet because they were located under a deck Inspector is knowledgeable but very opinionated and lacks factual basis for some issues they identify. He was already trying to word his findings before verifying what he was looking at. That is complacency. As a buyer they over identify giving you a false impression of the condition of the home. As a seller they can scare off a buyer because of this.

It is an unfortunate fact that when a deal falls apart, the homeowner feels compelled to blame the inspection company for the lack of maintenance and items flagged by an inspection report as the “cause” of the contract terminating. If this is the home I am thinking (since your name is not identified herein) in this case, after several conversations with the Client and his agent, it was they who decided that they were no longer getting “value for their dollar” with the necessary repairs identified within the inspection report. We inform all our clients that they are not buying a new home and many items are deferred costs due to age or condition and not necessarily something that needs to be addressed immediately. Your home is over 50 years of age so there are many items identified as deferred. Everything has a life cycle. We in fact inspected this home in 2017 for the then Seller, in preparation of listing their home and we have since observed a decline in the condition since then due to lack of maintenance. An inspection report is just a snapshot of the condition of a home on that particular day. I notice you make no mention of the many other items identified that our clients felt were too many and too costly to move forward at the price you were offering the home. The 6 items above I can rebuke each of your accusations with facts however would this change your mind? If you had questions or comments, we have always welcomed a phone conversation or we could have met you on the job to go over items you had questions if you were our paying client. In this case, you are the Seller who probably did not have the home inspected when you purchased it and are now angry that items were identified. We do not get involved in negotiations and with the Buyers Agent who is a second generation realtor with decades of experience, he and the clients felt they could get better value elsewhere. This certainly should not be a direct reflection of our inspection report but of the condition of your home. Your report had over 96 photos, 57 comments on the exterior alone, 11 safety hazards and 79 interior comments. I could compare to the 2017 report which the numbers are nearly the same. Little has been done to correct any of the deficiencies yet there have been at least two buyers since then. So to claim it is our “alarmist report” that ran off your Buyer is false. I highly recommend you address the heavy soot smell within the home due to the condition of the chimney which was identified in 2017 and not addressed in the 6 years since. Your HVAC A coil displays mold, the home displayed water infiltration issues yet you are upset we identified a quiet exhaust fan as non operational? . The Sellers we inspected for in 2017 posted this review for us: A great big positive recommendation for Tim and Debbie Cribb with Pillar Premier Inspection services for the job they did inspecting our home. We wanted to get ahead of the game by having a pre-inspection prior to putting our house up for sale. Tim and Debbie provided a very thorough inspection and were very timely and professional in carrying it out. As a result, we were able to address some minor issues that helped greatly not only in the showing of our house, but in getting the maximum price value as well. If you are looking for home inspection services, I would highly recommend Tim and Debbie for the services they provide. - Trusten Williams I believe a future Buyer or Seller reading your review can see the motive here. In all honesty, you should have never been given the entire report for this very reason but we thought it would be beneficial for the Buyer to be able to convey his concerns. I hope you can find peace moving forward.
