Please do not do business with these people, at least until you read and consider this review.... Last month around September 23rd I noticed Aspen peak had a move-in special posted on their website of $1,000 off moving plus 150 a month for the duration of the lease off of the monthly rental.... The contingency was to be moved in by the end of the month... I assumed that that would not happen within 7 days. So before I applied I called asking peak. Was spoke to Devon and I explicitly inquired about this.... I told him I would like to apply but I know there's a strong likelihood that I would not be moved in by the end of the month. So I asked him if I start the process but it doesn't happen by the 23rd. However, there's no undue delay on my end. Would they still honor the moving special for the following month? And I specifically told him if for example I apply on the 23rd and they say they're ready for the holding fee on the 26th and I pay that immediately. However, for some reason I'm there and I still can't move in. Would they honor that?... Devon said they would and I specifically asked him if he can verify that with his property manager and he placed me on hold and allegedly did verify that. So long as I started to move in process, even if I didn't finish it by the end of the month, they would honor the moving special subsequently and due to that confirmation I applied and I was approved as I made substantially more than the minimum income and all the other factors were satisfied too. That being said, two days later after being approved I got a call saying that they would not honor the moving special. I subsequently called back Devin and ask him about this and said I find it very strange that what is supposed to be the same professional property manager that specifically authorized this with two days later. Deny it and he he said that's what happened and it's possible it did. It's also possible. He simply never asked for confirmation. With that said, they further didn't have the apartment ready for another 12 days after the date that was posted online and the date that Devon told me and he didn't have any measurable explanation for that. Subsequently, I told him there are far too many movements specials for me to just not move in with a different entity and also that I was lied to both about the moving cost and the move-in date because it went from being available on the 8th of the following month to being available on the 20th and when I gave the ultimatum to honor the application or I would not move in 2 days later. Devon told me instead that they would not honor it so they lost and approved tenant over $1,000. Very very shady practice and I hope the $65 they got for the application. What's worth losing and approved tenant. All in all very very shady business and it's probably worked out for the best because if this is what they do now I'm sure there's a lot of trouble with this property manager. Awful awful business

They did not follow Nevada law which states itemized list & remaining security deposit must be provided within in 30 days. I received my itemized list after 58 days. The move-out statement has discrepancies, dates don't match invoices of work ect. Those who leased before Pacifica took over I highly recommend to gather all of your documents before moving out to ensure they have your correct information. It's been a nightmare for me. The negative reviews on this company appear to have some weight behind them based on my own experience. I'll be filing a small claims case if my full security isn't returned in 7 days.
