We worked with Rob Messenger as first-time homebuyers for a property in the Upper Valley closing Q1 2024. Legacy ended up getting us a 15-year fixed loan from EMM Loans LLC at 6.625% interest with no prepayment penalties. For this loan, the lender provided a 2% broker commission to Legacy Mortgage. The key question, which I dont have an answer to, is whether going through a broker provided worse loan terms than if we applied to the lender directly? We appreciated the benefits of working with Legacy: - **Convenience**: Legacy compared offerings from multiple lenders and loan types. - **Availability**: Rob was easy to get in touch with and communicative. We did not use a buyers agent, and Rob ended up explaining much of the logistics and details of the closing process. He was more helpful than our attorney, who was difficult to reach and whose offices operation and guidance were lacking and opaque. On the eve of the Federal Open Market Committees 2024-01-31 press conference, Rob called us and asked whether we wanted to lock in the interest rate prior to the statement. This turned out to be a wise choice as the rate would have likely gotten slightly worse and the downside was a bit more likely than the upside in waiting. - **Coordination**: Legacy coordinated details with the attorneys, listing agent, and other parties. - **Reputation**: Local listing agents noted their preference for offers whose mortgages are through Legacy, since Legacy is well respected in the area and offers with Legacy pre-qualification have a lower rate of failing the mortgage contingency than otherwise. I did notice one area with room for improvement. At one point, we were sent documents to sign where we noticed some details that needed updating. However, we were required to first sign the documents with the incorrect information before any edits could be made. One of our suggested changes had to do with using a middle name instead of an initial. This change never got processed and we had to rush on the day before closing to get the name changed on the deed. Signing-to-edit is obviously a faulty workflow. Rob mentioned they were in the midst of a system upgrade, so perhaps the new system will rework this flow. Ill disclose all mortgage related fees here besides the commission, although these fees would be incurred no matter how or where one obtained their mortgage, although perhaps in slightly different amounts. We paid a flat $995 Admin Fee to the lender and an origination charge of 0.073% of the loan amount. There was a Credit Report Pass Thru Fee to Legacy Mortgage of $82.52 and an Appraisal Fee of $735.00 (we did receive a PDF copy of the appraisal). This reviewers proclivity is to eliminate as many middleman as possible in transactions. Yet, I would happily work with Legacy and particularly Rob again. They took a big portion of the workload off our plates at a busy time. Picture of the thank you note to show that this is a small, local, and friendly operation.
