My son lives at Modera. We had a great experience when we visited him. The staff here is very friendly, especially ever smiling Shan and Shaun, whom we look forward to meeting whenever we run into them. The quality of service here is par excellence and our son enjoys living here and plans to renew his lease.

Working with Shan at Modera Overlake was a fantastic experience! He made the renting process smooth and stress-free. His expertise helped us find the perfect rental property quickly. Shan was always available to answer our questions and address any concerns we had. Overall, Shan provided a top-notch service and I would highly recommend him to anyone looking to rent at Modera Overlake. Modera has spacious, clean and modern units and comes with great ameneties.

BE AWARE IF YOU WANT TO LIVE HERE. It is just a joke to call the apartment itself a LUXURY one. Living here for the past seven months has been unsatisfying from various aspects. 1. Poorly managed package room. There are no security cameras monitoring the package room. Many tenants have reported their packages being stolen and they would not do anything other than just asking you to seek help from UPS/FedEX. Is surveillance in public area that hard for a LUXURY apartment? 2. Useless pest control. I have seen people complaining about ant issues since last August when I moved in. Mine had the same issue for 2 months and I had to buy ant bait from Amazon because the bait maintenance provided was just useless. Plus, they even require you to pay for pest control every month. Seriously? 3. Crowded parking. Can you believe that a LUXURY apartment have more compact spaces than standard ones? Do you expect us help our cars to get skinny and fit in those compact spaces? And now with assigned parking, parking fee goes up to $185 from $175. Can anybody convince me about this increase if they merely just change the parking option??? "We reviewed other apartments and decided on the price." I really doubt it as I lived in Avalon Esterra Park for only $75. 4. Filthy trash room. Compared to the other two luxury apartments I have lived in, Modera Overlake has the least management over trash room. Recycles and trash bags are supposed to be thrown through the chute, cardboards are supposed to be in the container located in main garage. Whereas, this apartment cannot even do anything about it when people just pile cardboards and trash bags in trash room. "We cannot have cameras for privacy, we can only encourage people not to do that via email." LOL. How about you starting to look up for the names on the cardboards and fine those who do not follow the rules? How about cleaning the room more often if you are still calling it LUXURY? 5. Ridiculous rooftop reservation. This is the first time I have heard that people need to pay when reserving rooftop for events. And even so, the area sometimes can be dirty after party. Plus, people from eight floor will be disturbed during the night when party sound is loud. There are STILL only emails to encourage people not to make noise after complaint. This should not happen in a LUXURY apartment. 6. Can you believe that the breaker in the kitchen will trip just because I have air fryer and water kettle on at the same time? So what's good about this apartment? Location, gym, floor in the room and maintenance team. :)
