    I am so surprised to read any review on here that is not a 5 star review. We could not have been more impressed, or more pleased, with our year living at Franklin Ide. Management was ALWAYS professional and friendly, and the building is kept in immaculate condition at all times. We did not ever have any noise issues, and we noted fairly regularly how well-insulated our unit was. We ended up having to move for my partner's job, but I would recommend this building to anyone looking for a well-managed, clean, upscale building. Thank you Shanel, Alex, and team for making our year so special.

    Please note that my review is based on my personal experience. It may not reflect every tenants experience. Disclaimer, when i first moved in, i originally provided a 5 star review, Tenants were incentivized to do so and i recieved a $50 starbucks card for my participation. so, Why One Star? Ignoring Tenant complaints, and retaliating against tenants. The building was built on the cheap. Insulation was not a priority, and sound dissipates throughout your unit from the unit above. The current owner even sued the developer for poor construction and defects. Over my two years tenancy, i provided 4 written and at least 4 in person verbal notifications/complaints regarding the unit above me and the noise levels. I made it clear, i wasnt complaining about day to day typical shared living noise, but loud music/video games, home theatre and bass systems, excessive noise up to 3 am regularly, feeling vibrations and even my glassware rattling in my cabinets from the excessive movement/slamming/ and physical vibration from the noise they were making. etc. after numerous complaints, i sent a formal complaint letter that outlined a handful of reasonable resolutions, like switching units or to another property of theirs. etc. I sent this to the management team's bosses, they confirmed they recieved it and were discussing it with their bosses and would respond. Instead, they had their attorney send me an eviction threat letter and pasted it on my door. They had no valid reason, so they latched onto a non issue because i tapped my cieling(with a light rubber broom) on my birthday when the upstairs neighbors were being Extremely dirsuptive, hoping theyd realize they were being loud and quite down. They(management) never, repeat never, responded to my noise and disruptions issue. Making it more clear that this eviction threat letter was intended to intimidate and silence me into dropping the issue. Other issues: -Underground "secure" garage has been broken into repeatedly, my car stolen from. -over 1 year out of my tenancy the lounge(only ammentiy) has been closed. -new mangement took away carts in the elevator areas tenants had to move around heavy or large loads. -they took away building code access making deliveries more difficult. -they are harrassing tenants to switch their mail deliveries through a random third party starup, which is loaded with neg reviews. Like i Said, my experience may not be every experience. However, there has been a consistent decline in convenience and the building really does not have much to offer at its pricepoint. Plus, in my experience, Management has proven to be agressive, Wildly dishonest, And more focused on how how to make their jobs easier than the residents experience and well being.

    My partner and I are moving to Portland from out of town and we decided to land in Nob Hill. Our biggest hurdle is that we have two dogs, so it was originally envisioned that a house with a yard was the only option. However, after having a difficult time finding a house with all of the amenities we wanted in an area we loved, we decided that an apartment would be fine as a good transition. We came across Franklin Ide and reached out about availability for a two bedroom, even though it did not appear that there were any available. We immediately received an email back from Alex in the leasing office, who was a God send. He answered all of my many, many questions and guided us through our concerns about the pups. He was receptive, quick to respond, and really made us feel supported. Above and beyond what you would expect from any leasing office, even the good ones! Anyway, we did end up signing a lease and look forward to getting the keys next month. I will update after we've moved in and settled. But, if you need an easy, pleasant experience leasing an apartment, give this place a shot!

    We've lived here for a year and absolutely LOVE it!! We leave very reluctantly, and only because we are moving to another city. There's absolutely no question we would renew our lease if we had the opportunity to stay. The management (including the new leasing agent, Kyle) is--without exception--friendly, responsive, and always helpful for requests both large and small. Every maintenance request we've had to make (only 3) has been dealt with immediately (we didn't expect such great service, to be honest). We feel like part of a family here, and it starts with the warm welcome at the front office. We have really enjoyed our fellow residents, so much so that we plan to return often to visit. It's not an exaggeration to say that this is a building full of genuinely friendly people, of all ages. (A friend who rents across town at a high-end tower said nobody speaks to him in the elevator; they are all too busy looking at their phones. In nearly a year of living here, that has happened to us exactly ONCE! We have had many fun conversations on our way up and down!) Because this is not a huge building, the wait for the elevator is nil or very short. That's a real plus, having endured long waits as frequent visitors at a 13-floor unit with hundreds of apartments and only 2 elevators. The building is full of 'dog people,' and even the dogs are nice (we have two small dogs and could not live in a building that allowed vicious dogs). As often happens, we know the names of the dogs before we know their owners' names, but it's easy to strike up a friendship over wagging tails. Bottom line: this year has been a wonderful adventure for us. As homeowners for decades, we were not sure what to expect as renters. The Franklin Ide Apartments more than met our expectations. We have had a fun year, met lots of friendly people, and we have not had to face any of the frustrations that we know others have to put up with in other buildings. I really cannot think of one thing to complain about. I recommend Franklin Ide--and its wonderful management team--without reservation.
