image Avery Row is the place to live when searching for an Apartment near DC! Our family was taken care of well before we arrived and continue to be treated like we are the only ones here. The Site Manager legitimately cares for this place, its tenants, and any issues brought to him. This location is modern & updated. After countless places I have resided at across the County - this one takes the cake. The Tenants are unbelievably nice, it's extremely pet friendly, and residents actually have a choice where to park. This complex is within walking distance of countless locations. I wish I had lived here the first time I was in DC!

image I would like to echo the review from another potential new tenant. My partner and I tried to contact the number shown online multiple times, but we were told that we could only make an in-person appointment in a specific date and specific time with the property manager. We asked whether there could be other options. No response. Followed up, still no response. So we drove by the apartment trying our luck. Finally we met a resident there explaining to us everything.
This apartment has been transferred to 3 different management companies since 2014. Now the new management team literally gives up managing this property. They got rid of the leasing office. The property manager probably only shows up once a month; that's why it's so hard to schedule an appointment with her. The amenities were great, except the gym is rather small. We didn't get to see any unit, but the hallway, clubroom, rooftop, garage all look pretty nice and clean to us. The only concern is the additional fees that the new management team charges on residents. We were told that there would be all kinds of bizarre fees, such as electricity usage in the public lobby area; the bill could be as high as $50/month per unit, so the residents just turned off the lights in the hallway voluntarily. Another fee was the trash fee. Since they team with some companies to pick up large furniture from residents and it's shared by all units, that bill could be as high as $70/month. We were told they even charge the smart home lock for about $15/month? All of these are not listed on the website. Since this is a long-term residence apartment (their lease is at least 19 months), we guess that's why the property manager isn't in a hurry to find new tenants. We are surprised to see units got leased out during the whole month while we're trying to get a tour but couldn't. Probably it is just not the place for us.

I could not get a hold of anyone from Avery Row to schedule a viewing. They have a lot of available units that look like they could be what I'm looking for, so I wanted to schedule a tour. Their online schedule portal doesn't work, and no one answers the phone. It just rings indefinitely. I was informed via text message by what I assume is an automated bot that someone would reach out to me when there was tour availability. It's been more than a week and still nothing. I can't imagine they are THAT busy -- the leasing office's entire job is to find new residents. I even showed up to the building hoping to get lucky with a walk-in tour but I couldn't get inside the building and there was no front desk facing the main doors that I could see to flag someone down to let me in. Very strange. I can't imagine actually living here and being unable to get a hold of the office for something...maybe I dodged a bullet.

image I don't recommend this apartment. The apartment is OK with over $3000 for a 2b. However, the service is so bad that it cannot even compare with a $2000 one. I rarely saw the manager Shawn with a smile on his face. What's worse, the dishwasher was not working with air dry since December 2021, after I submitted the maintenance request, Shawn told me he was working on buying a new heater, but he didn't. When I asked about it two weeks later, he said the heater type was not commonly used, and that's just done, my maintenance request was even DELETED. In April this year, I submitted the request again but still never got a response. Anyway, I am gonna move out in June.
Then, the move-out inspection was like a robbery. I will be charged $50 for just a few stickers on the floor and over $200 for a not-super-clean bathroom table. I peeled off the stickers with my fingers in 1 minute and cleaned the bathroom table with just a towel. Below are the pics I took, see how ridiculous it was.
What's worse, this apartment is about 10 years old, I have lived here for about only 1.5 years. I didn't cook much, however, one of the top glasses on the stove does not look new which is pretty understandable for a 10-year-old stove. The stove is working very well, no crack, no damage at all. For a couple of times when Shawn talked about the stove, he would RAISE his voice and THREATEN that I have to pay &340 for that area on the stove, which makes me feel uncomfortable each time.
I have left some paintings on the wall because my daughter likes drawing. The charge to recover the wall was over $700, which I was able to understand. But when I said if I could find professional painters to do it, Shawn turned very angry and said I was wasting his time and left the apartment. How ridiculous it is because I am still an active tenant with more than two weeks due.
Last but not the least, DON'T choose the apartment if you have young kids. This building isn't soundproof at all. When I moved in, my girl was ten months. When she was 18 months and just started running, we got a lot of complaints from under the apartment. In the meantime, the upstairs held parties almost every Saturday night, with loud music and footsteps noises even after 11 pm.
The thing that I will remember forever here is that I met some pretty nice neighbors, especially the one next to my unit. They are like sunshine in the winter. That is why I did not give it a one-star!
