    I have waited quite some time to receive a response regarding my concerns. One such concern, expressed to my HOA Board, was with respect to one of the principals of RCP, LLC, disclosing the HOAs Executive information to parties that were not a part of the HOAs Executive Committee. The Principal from RCP disclosed to a non-board member, and non-RCP employee, that the HOA was considering legal action against one of the homeowner members of one of the associations in their portfolio. Apparently, RCP has no respect for the Executive information entrusted to them by and from the members of the HOA boards of their clientele. Protect your HOAs from litigation due to the irresponsible acts of your management company. (in response to Rob Bishop's comment below, I did not state when the Executive information was disclosed by a Principal from RCP, nor did I state which Principal disclosed it. Our Board is well aware of when the information was disclosed, what the information was, and by whom the disclosure was made. And, if that statement isn't sufficient, I will gladly forward to anyone who asks a recording of the conversation that took place.) A Property Management company is contracted as a trusted advisor in the world of HOAs, a company that steers their client HOA in the best direction in order to properly manage the community they serve. They are relied upon for their expert knowledge of the industry, the law, the Community documents, and the needs of the communities they manage. At a recent meeting of my HOA, managed by RCP, the President of the HOA instructed RCP to use funds from our contingency reserves for a purchase, the item was lighting fixtures intended to provide lighting to our common mailboxes which, for many years, did not have any lighting. When this proposal was made, the representative from RCP should have advised the President of the HOA that the Reserve Fund should not be used for this purpose, and that the Community documents state Out of the annual Assessments and other income, the Association shall establish and maintain an adequate reserve fund for the periodic maintenance, repair and replacement of Improvements to the Common Area. The lighting fixtures were a new addition, neither a maintenance item, repair or replacement of any existing Common Element. The decision to use anything, such as the Operating Account or a Special Assessment, should not have occurred outside of an Open Meeting, so the incorrect source for funding was used in this instance, with the cooperation of the Property Management company, RCP. This event should serve as a red flag regarding the ability of RCP to execute the responsibilities associated with a professional Property Management company. On January 5, 2024, I submitted an email request for Association records to my HOAs Property Manager at RCP. On January 11th, I received a form to fill out from our Property Manager with RCP to request the records. I responded to our Property Manager at RCP that my email was sufficient notice to request a review of the documents. On January 17th, I received a response from our Property Manager stating The records you are requesting for a specific homeowners account. I can not provide you with this information. There was no explanation as to why I could not be provided with the information I requested other than this. The information I requested is not covered by A.R.S. 33-1804 as an exception to the Arizona Open Meeting law. My request was very clear and specific, so either RCP is unaware of the laws of the State or is unwilling to comply with them. On March 12, 2024, at our monthly HOA meeting, one of the Principals of RCP stated that irrigation systems utilize acid injection systems to keep irrigation lines clean. Not true, they are added to irrigation systems so that an acid (or a base) can be added to adjust the pH of the water. The pH of the water is important as plants, such as Bermudagrass, require a pH from 5.8 to 7.0 to thrive. Using acid to clean the lines may throw the pH out of range, leading to poor growth.

    **WARNING!! STAY CLEAR OF THIS COMPANY** The RCP started out great, creating all these promises for our community and keeping our standards and values on the top of priority that aligned with our CCR's. The company hasn't held to one of these promises and/or commitment; after the first month they stop and forget about your community. They sell a great front and fail to sustain ongoing commitment. They have failed many of our ongoing issue in our community and get extremely lazy when needing work orders completed and enforcing complaints and notices. If you and your community are looking for a new property management company, STAY CLEAR of this one.. you're better off throwing the money out the window. If I could rate this company any lower... I WOULD!

RCP wants to help our communities be the safest they can be, so when the idea of adding lights to the mailboxes came up to help homeowners feel safe, we got bids and helped your association fulfill that project. The project was legally funded, and I have only heard positive feedback from homeowners about the enhancement. RCP prides itself on helping communities with projects, getting them done right, timely, and at a reasonable price. Regarding the allegations made in your review, as the only principal owner at your community's last meeting, your statement is entirely false; I (Rob Bishop) never made such a statement at your meeting. This recent review and postings I have been forwarded from Facebook regarding your HOA not allowing cameras are false and hold no truth. You are preying on your community’s kind hearts, wanting to trust their neighbors (or reviewers), and low meeting attendance (because things are running smoothly in this community) to spread your lies. Your board is made up of unpaid volunteers serving your community, and they shouldn’t have to deal with these lies. RCP is a family-owned, local, small business. If anyone believes these lies, it could affect me, my family, and my employees, which is a really sad thing to think.
