Anytime I had a problem I could text my property manager, Ben and knew that I would hear back from him immediately. The monthly Invoice Statements were clear and concise. Despite early setbacks, where inexperienced and opaque management firms often boasted impressive online fake ratings and reviews, I've learned to discern genuine competence from deceptive facades. In my experience, the most reliable management companies exhibit a blend of positive and occasionally critical and detailed reviews and responses. Understanding that occasional tenant dissatisfaction is inevitable, I value managers who navigate these situations professionally, while serving as unwavering guardians of property owner interests. Among the management firms I've engaged, Icon stands out for their exceptional performance in overseeing my properties in Boca Raton and Boynton Beach Florida. Addressing the recent negative feedback posted from a tenant formerly residing at my property in Boynton Beach, it is essential that I provide clarity on Icon's behalf. The tenant's grievances stem from their refusal to adhere to lease terms and their expectation of discounted rates indefinitely citing their intention on buying a property. Contrary to the tenant's claims, Icon operates with my full authorization, ensuring that all decisions align with the law and my strategic vision. As a full time investor, I prioritize sound business practices over charity, and expect tenants to also fulfill their contractual obligations without exception. I and all private non-charity non-government property owners cannot allow tenants get the benefit of their breaches or be expected to subsidize tenants down payments on their home purchases. In essence, while empathetic to tenant circumstances, I and Icon maintain a firm stance on upholding property integrity and fiscal responsibility. I commend Icon for their steadfast commitment to safeguarding my interests with professionalism and integrity.

Robert Ames and Jacqueline Santos (as the named and financially responsible tenants under the lease),Thank you for the feedback. We encourage you to take any and all legal actions you feel are necessary to adjudicate your rights under the lease; however, we remain confident with the positions and actions taken, and look forward to your filing of a small claims action or otherwise as such allegations will be vigorously defended.Note that our role is to represent the owner in a property management capacity; thus, we follow the relevant and applicable laws and enforce the lease accordingly and uniformly. As such, following the expiration of the lease and the move out thereafter, an inspection of the unit was conducted. The condition of the unit, following the move out, was then compared and reconciled against the inspection report you completed on March 1, 2021, following your move in. Any damage to the unit, less normal wear and tear, or anything pre-existing, was not claimed. Once reconciled, there were damages to the unit. Thus, the notice of claim against the security deposit, which included the required statutory language and the breakdown of the amount being claimed, was mailed, via certified mail, to the forwarding address you provided. To confirm, pursuant to the notice of claim against the security deposit, the total amount claimed from the security deposit was $2,500.00 and the remaining unclaimed portion of $850.00 was returned to your forwarding address. If Google permitted, we would gladly attach files to substantiate our response to your defamatory and wholly inaccurate Google review, including the inspection report you completed and signed following your move in; the move out inspection report with all pictures; notice of claim against the security deposit; all our communications, including the many courtesy lease expiration reminders and your requests via text message to exercise options to renew and to extend the lease, including your request in December 2023 that ownership allow you to remain month to month at a reduced rate because you "found a new place to move to but it won't be available until June”, notwithstanding having had seven 3 day notices recently posted for failing to timely pay the rent prior to expiration of the grace period; executed lease extension addenda, which you signed electronically via DocuSign; and the estimates and invoices for repairing the damage to the unit.Regards,Icon Realty
