NOT OWNER/ INVESTORS OR TENNANTS!!!** I'm a tenant and I feel it's necessary to leave this review. I hope I can give insight to OWNER/INVESTROR/TENANTS ! B E W A R E!! SOUTHERN IMPRESSION HOMES and SUNCOAST PROPERTY MANAGEMENT DOES NOT CARE ABOUT THE QUALITY OF TENANTS!! WHY SHOULD THEY WHEN THEY'RE GUARANTEED A TWO-YEAR CONTRACT WITH THE OWNERS OF THESE HOMES? SUNCOAST PROPERTY MANAGEMENT AND SOUTHERN IMPRESSION HOMES ARE A COMPLETE RIP-OFF! ALL I CAN SAY ABOUT BOTH COMPANIES IS CLASSLESS AND OUT MAKE A QUICK BUCK! This is a terrible rental company! From POOR CONSTRUCTION to lack of management. Not to mention terrible neighborhoods and neighboring tenants! THESE ARE LOW QUALITY BUILDS!! THE CHEAPEST FINISHES AND APPLIANCES AVAILABLE!! No above range microwaves (only $100 blower), EFFICIENCY SIZE refrigerator, dishwasher inoperable, appliances left for new tenant to install, CHEAP VINYL flooring laid directly over BUMPY BARE CONCRETE, drains that DON'T drain, everything in the pantry molds within days, INFESTED at move in with bugs AND amphibians and the list goes on. They like to demand your money within 24 hours once upon approval but hold you up to finish construction that is never finished! You're expected to take possession and ignore the ridiculousness that you have to deal with. If they do answer you, they never show up to try to rectify things. The electric bill is high for new construction $150-$175, 2 people. Premium price for less than acceptable living experience. More than 6 months into our lease and we're still fighting to get action from Suncoast Property management from our unguided move-in walkthrough. Yet, we pay top dollar for a rental in an "up and coming area" of Lee County. What they actually meant was, they've built in the middle of the "hood" and are trying to take that over. It's a rundown duplex city without government or adequate law enforcement. So, in between gunshots and being robbed, you can try to walk your kids to the bus stop. Unfortunately, you'll most likely become one of the statistics of being fatally injured in a hit and run . I think my favorite part of the rental experience is never having to set my alarm because I can hear my neighbors every morning at 5:45 am. Do not recommend! Update January 2024 Demanded in person walkthrough with property manager. Unit was deemed exceptionally maintained and zero damage. It is March and our security deposit still has not been returned. They are holding fees for damage that never occurred! If you check the rating on the better business bureau, this is a common thing! I'll also add that when we moved out all of our wood furniture had mold due to the lack of mold mitigation in our unit. Our unit is back on the market without being repaired with a $100 increase. $1845 for a two bedroom two, bathroom mold infested, leaking pipe residence.

Demanded in person walkthrough with property manager. Unit was deemed exceptionally maintained and zero damage. It is March and our security deposit still has not been returned. I'll also add that when we moved out all of our wood furniture had mold due to the lack of mold mitigation in our unit.
