Mr. Albert appraised our home (primary residence in Cypremort Point) in 2019 and recently in May 2022.
When we first purchased our home in 2018, it was trashed and needed a lot of work done, but still appraised for $160k. A year later after we made many renovations and fixed it all up, we refinanced it and Mr. Albert appraised it for only $142k despite the housing market being better.
Since 2019, we made more renovations, including adding over 200 sq ft to our home, replacing both our A/C units, replaced all appliances (10-20 yrs old) with brand new stainless steel appliances, replaced water well and pump, septic pump, motor on our elevator, etc. Despite all these improvements and updates, added square footage and the much better market conditions, Mr. Albert actually appraised our home for less at $140k ($2k less than 2019). The comps he had in our recent appraisal were overall much higher than the comps he pulled in 2019 as well.
I could not understand why he did this. It does not make sense and he will not answer my text nor my email to give me an explanation or to reconsider the value he gave our home. Both times he appraised our home, he has mentioned how high the property taxes are in our area (not for us because we have a homestead exemption, but for others who have vacation homes all around where we live). I know for a fact he has family members that own camps out there and it makes me wonder if he is intentionally appraising our property lower to help keep the property taxes out there lower.
He is unresponsive to my questions. I just wanted a reasonable explanation of his appraisal values. I just wanted a fair and accurate appraisal of my property and home as it affects our borrowing power and any financial decisions we wish to make concerning our home. I do not believe Mr. Albert was fair, accurate, nor reasonable in his assessment of our property and that was not right of him. The fact that he cannot give me an explanation at all makes my suspicions seem more valid. I would not recommend him, he does not seem like an honest, reasonable nor fair appraiser.
