Lived here for 4 years while working at the hospital - super convenient location. Manager is responsive and friendly, as were the other staff (maintenance, valet, housekeeping). Highly recommend if you want a place close to the hospital!

After 3 and 1/2 years of renting at this apartment, my daughter had saved enough money to purchase her own place. Located across the street from University of Maryland Medical center, most of the renters were in the medical profession or medical students. The area itself may seem shady with a few homeless people. But generally my daughter, wife, and I found it to be safe. My daughter walked to work and back home day and night with no problem. My wife and I also walked the area and to Inner Harbour whenever we visited and never were harassed. She loved living in this converted factory. Each unit was unique, no similar units in the building. Security was good with secured front entrance and camera. Optional 24/7 valet parking in underground garage was available. The valet staff was very friendly and professional. A gym, lounge, and package locker system were included in the rent. Allegre, the manager was very friendly, professional, respectful, and responsive. My daughter loved working with her. Ryan, the maintenance God was friendly, funny, responsive, and professional, there was nothing he couldn't fix. My daughter said she does miss this place and the short walking distance to work. Now she has to drive to work.

I overall enjoyed my stay at Sail Cloth Factory for the past two years. The manager and maintenace were effcient and the location was prime if you works at UMB/UMMC. However, I have trouble leaving my lease. Three months before my lease ends, I received links renewing my lease in different rates depends on different renewal periods. I misunderstood that by not clicking on any of the links, Im not renewing my lease. However, the system then automatically renewed the lease without an ending date. I couldn't cancel it or subleasing to another person. In order to break the lease early, I had to notify the manager only at the first day of the month with two-month penalty fee. No other date in the month is allowed and it is only solidified when the penalty was paid. After that, I still need to pay two month rents (I notified one month earlier) after I moved out. In all, I'm paying 4 extra months of rents. I hope my experience could be a reminder to the current and future tenants of the this property. Please let the manager know 3 months ahead whether you are renewing to avoid paying excessive fee and read the contracts very carefully before you sign.

I moved down to Baltimore during the pandemic and have been living at Sail Cloth Factory almost 2 years. I would like to say that Allegra (Landlord of Sail Cloth Factory) is an amazing woman and leader. She did so much to advocate for me and my father (this was my first apartment after my Peace Corps assignment in Africa) so as you would imagine I had no experience living on my own in America but I was excited to continue with my work in helping others in the Baltimore area. Allegra did a lot to advocate for me and my father and I was able to stay here (I will always remember that and forever be appreciative). The Sail Cloth Factory is a very beautiful apartment complex located down town Baltimore. It is very safe and secure and the staff do their best to listen and quickly respond to apartment concerns or issues from tenants. I think the staff and the land lord (Allegra) really care about the tenants and try to do what they can to make the living environment safe and a pleasant experience for everyone here. The maintenance guy (Ryan) is also very nice and always very helpful with technical and maintenance issues. They do a great job in communication and communicating important news and information to tenants. They send you reminders to pay your rent and even when it comes time to renew your lease or to give notice. I really enjoyed my first apartment and living at the Sail Cloth Factory and will forever remember my experience. Thank you Allegra and Ryan! I will miss you guys! xoxo

I have lived at Sail Cloth for 4 years and would recommend it to anyone looking for an apartment in Baltimore. I'm in a newly renovated apartment and love the original historic features of the building as well. The location is super close proximity to UMMC and UMB, sports complexes and major attractions in Baltimore are not far away. They have done a lot of upgrades to the building recently such as a rooftop deck, dog park area, and new business lounge. They are really nice additions and there are secure package lockers for Amazon packages etc. Also really appreciate having onsite valet parking and 24 hour security staff monitoring! I have never had an issue with getting repairs taken care of in a timely manner, the maintenance staff and property manager are great. Lease renewal process was simple enough and the property manager is very responsive to questions whenever I need assistance. As with any rental you should be familiar with the terms of your lease and ask questions as needed and you shouldn't have an issue! The management is very friendly, responsive and willing to assist with any concerns. Most tenants are med students and are also very friendly, great sense of community.
