We have been here for about a year and a half, and have had great experiences so far. Pros: 1. Rent was on the lower end (compared to other local complexes) while searching for a place to live. 2. Maintenance has always responded promptly. We had trouble with our microwave, which was replaced quickly and fixed our problem. We have had a couple small plumbing issues (bathroom sink clogged, and the pipe loosened under our sink) which were both fixed promptly. 3. We love the care and attention to landscaping and general clean aesthetic throughout the property. (Its an old building, but having seasonal flowers and plants put in and maintained makes a huge difference to the feel) 4. Every interaction with the property staff here has been phenomenal. They have consistently been friendly, approachable, and try to emit the community feel. (We were so surprised when the property manager walked around the pool during a super hot day to offer popsicles to the residents!!) Cons: 1. The buildings are on the older side, but like I said they are quick to assist with any issues. 2. We wish the storage units upstairs were regulated or assigned to each unit. Many have trash or are mainly empty but still have padlocks on them so we cannot store our bikes up there, even after checking multiple times to see if theres an opening. Property staff do not monitor or ensure theyre being used properly. 3. The winter plowing schedule is a bit annoying, but they do give full disclaimers and directions. They will not hesitate to tow those who do not follow directions. Im not knocking points for this, as its necessary to provide clear, plowed parking lots.

I had a horrible experience here. They do not have their cockroach issue under control nor do they "attack it aggressively" as they like to tell people. So much so that they were not able to offer us a new apartment that was not in an infested building. They loved to try to excuse themselves stating they "could not guarantee there wouldn't be issues in the future" and would hate to have us move just face further "issues" as if that vague wording somehow removed them from the liability of offering unsafe apartments for ever increasing rent with a maintenance crew that would do anything to get out of work. We had a dishwasher that didn't work, that maintenance made excuses for and deemed "too arduous of a task" to not only repair, but just to MOVE for their exterminators to properly treat behind, and 3 months of excuses as to why the cockroaches were still an issue (after speaking with an unbiased exterminator, Colonial Village has some of their's living in the complex and lying on the official reports, we were informed that since we were seeing so many of different ages, babies all the way to flying German cockroaches that this meant there was likely hundreds to thousands and had been there a long time -confirmed from our exterminator unlike how they all at colonial village office liked to try to excuse them as "wood roaches" that "didn't want to be in the apartment and probably just got trapped inside by accident" ). Per the exterminators we spoke with (our outside exterminator as well as the exterminators working for colonial village), due to the ongoing issues, and the fact that all of the apartments are connected via plumbing there would be no way to get rid of the cockroaches entirely without treating the entire building. Something costly that colonial village was not willing to invest in obviously. While this was the case their "solution" was to place poisoned bait to attract more cockroaches into the apartment and kill some off slowly. Their belief being that the roaches would bring the poison back to their nest and kill all the living roaches. This is fine for a house, but an infested apartment building with multiple floors? You're lucky if you kill enough to go a week without new ones showing up. Our record was 4 days. For three months we fought with the landlords between us not using our kitchen, not using our trash can (we used small bags for trash which we promptly brought down to the dumpster and we ate premade meals from market basket so they couldn't blame us for being messy and attracting the cockroaches ourselves mind you we only lived there a few months before seeing them and kept the apartment spotless. Of course this didn't stop them from trying to blame us a few times to excuse why it wasn't resolved yet.) We had a slew of other issues, but in conclusion we broke our lease and left after 6 months or so. After finally finishing moving (we couldn't pack up ahead of time due to cockroaches loving cardboard so it was a lengthy process with a uhaul and multiple car trips) we took about a week off and went back to clean the place one final time and turn in our keys. Low and behold there were still cockroaches, new eggs in the cupboards, new roach poop in rooms we previously cleaned, it was the final nail in the coffin to keep us from second guessing if it was our fault. Even without food and water and despite the traps they still came back. I would recommend staying away from here if you can.

The place is absolutely awful. Let me start by saying I've been here over 2 years and have paid my rent on time every single time and have always been a reasonable and respectful tenant. Every unit has cockroaches and I know people in multiple different buildings with the same experience. They say they'll come take care of them or spray to help prevent them and that they've "scheduled for pest control to come." I have cameras that show they never even show up when they state they are going to. It's a pain to make sure my pet is out of the building for hours and they act like it's not a big deal like my time doesn't even matter. Then most recently, they say "sorry it's taken us so long to put AC covers on (JANUARY 2ND), but we'll have them on within 2 days." January 10th rolls around (8 DAYS LATER) and they walk in on me unannounced while I'm naked. NO WARNING AT ALL! Then I call about it and they say we have every right to enter your apartment any time we want without notice. On top of that, your packages get stolen over and over, the washers and dryers never work, all the bathrooms have mold issues because maintenance just covers the existing mold up before renting to someone new, one of the pools always gets delayed opening til halfway through summer, and their tow company is absolutely ruthless (I have watched them tow someone with a parking sticker that just had the adhesive coming up. Also, towed someone while they were shoveling out their car to get it moved in time for the plow, but was not out of the parking lot exactly on the dot even though there were 30 other cars just chillin in the parking lot). $2,000 a month is way too much to rent from a place that will literally laugh at you when you bring up any of the issues youre having. Bring your money somewhere else where you can at least have your privacy protected and won't have to deal with cockroaches!
