    Take $180 from me and my wife say we filled the credit report/background check. They will not tell us why we failed when we have decent credit we make four times the rent and shouldnt be nothing on our background, so wondering how we filled they go through a third-party, but neither them or the third-party company tells you why you failed. I believe they just take money.

    I used to love living here. The locked courtyard is a HUGE plus. Dont ever leave your windows unlocked, and the south lot is rife with car break-ins; however, the courtyard is safe. The staff was generally very kind, but every so often I would get attitude. Once I was kicked out of my apartment for three days that turned into two weeks in their no-fridge, no microwave, not pet-safe guest unit. I was only moved back in because I complained to management after the construction guys were suspiciously absent. After that, I fought hard for compensation. Their professionalism has declined, and I wonder if they werent trying to get rid of me so they could charge higher a rate. Despite my ever increasing rent, I experienced regular and severe flooding. Every day was a gamble if Id come home and find my sinks filled with black water. Although maintenance insists it was grease, I didnt agree; you can always smell the flooding before you see it. All of the complex piping is connected, and you will suffer from your neighbors bad habits. I personally experienced severe flooding at least once a month, not including the smaller floods every other week that I bleached the sink from. Over the years, the flooding seeped into the carpet and ruined a number of rugs, cat scratchers, tools, and cleaning supplies. I quickly realized that I simply could not use my sink cabinets. Maintenance took 45 minutes to arrive. I called so often they stopped calling plumbers. One of the maintenance guys blatantly asked me why I stayed. Management is FULLY AWARE of this units flaws. Although this went on for nearly three years, I was not offered a discounted despite becoming their live-in flood detector. In addition to this, the roof leaked constantly despite being a bottom unit to a four-story complex. The last time it happened, maintenance simply popped the bubbles and waited to fix it for two weeks. When they finally returned, all they did was spray paint the problemwhich also got on my furniture and the carpet. Unsurprising, as maintenance always traipsed through my carpets with mud and sewer water on their shoes, or left paint stains on the linoleum and my couch. There were a number of times they damaged the walls with their repairs, and Im just relieved that I was not charged for that. Despite all of this, I didnt want to leave. The comparable safety and convenient location of the complex weighed too great in my mind, and I gritted my teeth more than I should have. The tipping point was the neighbor that moved in recently. The family there is loud and disrespectful and plays music all day on full blast. They leave their windows open while they listen, or they take a Bluetooth speaker into the courtyard. Once they dragged a moth-eaten couch into the back parking lot to lounge on while they cranked their music. My initial polite requests at 6pm turned into 1am security reports. This happened on multiple occasions, and I wasnt the only complainant. Additionally, the young child runs wild. He throws toys off the stairwells and onto the walkwayswhich the parents do nothing about. If that wasnt bad enough, the parents were also endless smokers. They flooded my apartment with the smell of nicotine and pot. I was forced to buy an air purifier simply to keep from choking in my own home. It seeped into my furniture, my clothes, and aggravated my asthma. These people act as if they own the property. Management was aware of the problem and did nothing. In the end, when I was moving out, the husband made a point to tell me how glad I was leaving, and that he would miss the noise complaints, sweetheart. I realized that if our relationship had gone on much longer, it mightve ended with a gun in my face. They are the true reason I broke my lease early. I cant believe such absence of human decency is tolerated by management. Im positive that not all residents at Woodberry have my shared experience. I simply wanted to offer up a cautionary tale; Im nervous about my replacement. If youre reading this, best of luck in your apartment search.

    We requested a 2 bed 1 bath they gave me a tour telling me it was available. We then informed and put in applications that same day only for them to tell us five days later that it wasnt available and they gave it to someone else.. I wouldnt trust theyre word that anything is available here.

    I stayed in this apartments for 4.5 years and I want to say that its one of best community I had so far. All the maintenance staff and office staff are great and very helpful. If any issue inside apartment lets say plumbing or electrical , in a day or two it will get resolve . Staff is always happy to help and provide a high level of service. I was really happy staying in this community and also its gated and safe as well . I didnt had any issues all these years. Thank you to Ana and his whole team and keep up this standards.

Hello Roger. We do use a third-party company to perform credit checks and background checks as is standard in the industry. We do our best to make our application criteria clear so that prospective renters know what to expect. Unfortunately, due to privacy policies, we do not have access to your direct reports. You are welcome to contact SafeRent and request your reports directly. As for the $180, our application fee is $45 per applicant, and as we discussed, it is nonrefundable. That would make your total application fees for you and your wife $90, not $180. If there is anything else we can do to help, please let us know. Thank you.

Hello. We are sincerely sorry to hear you feel this way about your experience as our team worked hard to address your concerns at every step. You requested that maintenance only work on the issue while you were present in the apartment and after a few days, you told us that this was creating stress for you and your cat. Therefore, we were more than happy to accommodate you in our guest unit and you were also still free to enter your own apartment whenever you wanted. We also did offer to move you into a different apartment, but you declined. With regard to noise, our quiet hours are between 10 PM and 7 AM, so residents are allowed to play music and make regular noise outside of those hours and we encourage residents to reach out if they experience any violations. In addition, while we strongly urge residents not to smoke inside their homes as that will incur a cleaning charge, we are not a smoke-free community. We also would never tolerate any violence or harassment of any sort on our property and if you had felt threatened by your neighbors, we were not notified of this. The comfort and peace of mind of our valued residents are highly important to us, so we're disappointed you feel we missed the mark with you. We always do what we can to accommodate our residents, which is why we waived certain charges and fees and allowed you to break your lease early. Mr. Chavez, unfortunately, your application was incomplete (all applications must be submitted with the required documents and payment fees). We operate on a first-come-first-served basis. However, while the unit you were interested in was no longer available when you contacted us we informed you that there was another 2-bedroom 1 bath unit that is still available with your initial desired move-in date.
