2nd Update: Somehow there is even more construction going on it never ends in this building. They never answered why we have to pay them additional money to just pay rent. Instead they sent a snarky email saying you should have received and email explaining the cost. Yes I received that email my question is why did you make a switch, raise rent, and now I have to pay additional money just to pay rent. Cant wait for my lease to end. UPDATE: They are faster at checking their reviews than they are at responding to emails or addressing anything needed by residents. I want to start by saying that maintenance and the concierges are all great, but the building is a nightmare. The past two months has been nothing but problems. What they don't tell you before signing a lease is that the building has flooded several times impacting multiple floors. Due to that there was construction for over a month. Now their billing service is not working correctly and we are told they are being switched over to a different service. They now want to charge us for THEM to switch services. We already pay over 2000 for a studio and an amenity fee, AND an admin fee. Now due to this mess-up they claim we haven't been charged correctly and now going in and charging us at random times with no communication for prior months. Plus they want it the same day. Walls are paper thin you can hear everything from the street no matter what floor you are on. Somehow they are still better than PMC but that ain't saying much.

I've had a wonderful time staying at 1213 Walnut since I moved in during the summer of 2023; it's an absolutely perfect location for any professional living in center city who wants to walk to work each day. However one of the main reasons I'm giving a 5 star review is how fantastic Jasmine on the leasing team is. She couldn't have made the process easier for me when I was trying to move from Los Angeles and has been unbelievably responsive whenever I had questions about my lease. When I was searching for an apartment last year, it wasn't even a comparison when comparing my experience trying to scheduling viewings for an apartment at other locations. This level of professionalism extends to the concierge and maintenance staff as well. I'm very excited to renew my lease at the end of the year and continue living here
