image Do not work with Reedy and Company!!! I stayed at one of their properties for a year and a half, and the property was a dump. They rush and throw things together so as soon as we moved in we started to see things fall apart. When looking at the property Ashley Brown or Beverli (I cant remember who our agent was but it was one of these women) told me the lease was 1 year and during the time of signing I was blindsided when she explained that she messsed up and it is actually a year and a half. She did the same thing with the rent amount stating ohthe rent is actually ____. I moved in against my better judgment as the lease was drawn up and everthing was ready to go but as soon as my 1.5 year lease was up I knew I had to go. Also the property is right next door to an Airbnb that gets loud and there were HUGE flying cockroaches, and the floor sinks in some places due to a poor foundation. Also our ceiling appears to have water damage or mold. It never leaked but it looks as if it was painted over as a quick fix.
I just moved out and was asked several times if I would renew my lease and all times I responded no in writing. I even submitted a move out notice twice. We moved out on 3/31 when our lease was up and I am having to pay rent for the full month of April because I gave them the key a week later. Even though they KNEW I was moving out. These people only care about money. Thats what it comes down to.
The leasing agent I spoke to initially told me I would not be fined but when I turned in the key I got something different so I asked for Paige (the manager of collections) She was very rude towards me and kept cutting me off. When I got upset she upheld that she can charge me for a month that I am not living there because its the law and that she'd hang up on me. She threatened to hang up on me several times. As you can imagine this was frustrating and made me more upset because not only am I getting charged for a month even though I dont live there but I am getting 2/10 in customer service. Paige made it her mission to cut me off and I still have questions because Paige was so hellbent on arguing with me that she wasnt taking the time to understand what my questions and concerns were.
Paige should know that when you apparently own an establishment (because she doesnt have a supervisor allegedly) you dont get on the phone with someone cutting them off and threatening to hang up on them for being rightly frustrated and needing answers. This is not how you do customer service especially as a director. I think it speaks volumes about the company that she is in a place of management. She refused to let me know who was above her ,but I will be doing my research and finding out. According to Page, "She's the best i'm gonna get and nobody is above her"
I have made a formal complaint and will be updating my experience in hopes that nobody else has to go through this.

Hello Kyana! After looking into your case, we have found that you filed a notice to vacate for March 31. While you did vacate the property, the keys were not returned until yesterday, April 8. In the Tenant Expectation Form, which is a part of your lease agreement, it states: "PLEASE NOTE: It is required that you turn in your keys at our office & turn over possession of the property with the appropriate forms provided by Reedy. Keys left in the home, with & without appropriate notice to vacate, will not be considered an official move-out and you will continue to be charged for rent." For that reason, we will be upholding the rent for April. This is proper procedure and what Paige and the rest of the collections wanted to reiterate to you. Once you signed the lease, you showed that you were aware of this policy. We understand that this can be frustrating, but as a company, we must abide by the rules of your lease. Collections will be happy to assist you in case you need financial assistance like a payment plan. We wish you all the best.

image We recently bought a house that was flipped by Reedy.
They put a fence post in the sewer line. While they did fix this, it cost us about $1,000 in plumbing fees before they would come out.
They also added ductwork to the hvac that caused the system to be ineffective entirely. The whole second floor is so hot that it is unlivable. This will cost around 15k to fix.
If you buy a house flipped by this group, please get it checked more thoroughly.
