    The front gate has been broken for almost a year and they don't have a plan to fix it. But they still advertise that it's a gated community to new people. There's a community herb garden but the office doesn't take care of it, they just plant new plants every spring to make it look nice for new people and then don't maintain it until the herbs die When I moved in, the complex had a single owner, who had owned it since its creation in the 70s. Many people here had been here for over a decade, but it was sold in the pandemic and I'm pretty sure we've had three or four different property management companies overseeing this place so far.

    I've now lived at this apartment complex for over 5 months. Being from out of state, where you live is a big deal! And how your complex is serviced, with responsive and kind folks, makes a difference as do friendly and kind neighbors. Kelly and Ashley at the leasing office have always been both kind, helpful, and patient in answering and responding to any of our household requests. Denise, who returned to the leasing office, is very organized and keeps her to-do list at her desk and also is prompt in follow-through. The communication the leasing office has with maintenance is great. Carlos and Adiel always are prompt in their follow-through of checking out the apartments. I also appreciated recently when I had some service done at my apartment that they confirmed that my filter, ducts, vents and the air quality was good and safe--go maintenance! Ashley is always helpful in communicating, in case there is a short delay, which is much appreciated. There are understandably busy seasons. I'm grateful for her continuous patience and kindness with my desire to have thorough information for certain matters. I also appreciate that there are nice amenities to our apartment available for our use and have taken advantage of using the community room, pool area, grill, laundry room, basketball court and maybe some day I'll brave the sauna. If you are looking for responsive apartment leasing and maintenance folks, a safe and quiet area (my car has always been fine as have my guests), and a place to host others and meet friendly neighbors, including grad students, families, and people of all backgrounds--this is it. I have thus far felt safe in our apartment complex (plus it's gated). I've heard from other friends of their experiences at their apartment complexes and I am grateful to God for my experience at Juniper Springs. It's been worth it and I realize this was the right choice when I hear stories of elsewhere. I only wish we had activities with our neighbors at the community room or in the area. That would be one sweet perk. And having longer hours for the community room but it's understandable that this room needs to be locked up. An idea would be to leave an ID to have use of the room without residents having to pay for use of it outside of business hours. But overrall I am a happy resident at Juniper Springs and definitely recommend it! Won't you be my neighbor? :)

    I lived here for a couple of years in unit 221. Faced two major problems. First one is that the air conditioner is not great and doesnt work once every two weeks in summer and you have to wait in Texas heat till they repair. Finally a month or so ago before I moved out they changed the A/C. But still the A/C is not great. And the second thing is that they have a huge rat issue. From the first day of living here i have been seeing rats here. They do lay traps and fill holes but its not that effective. In short in summer you have a A/C issue and in winter they have a rodent issue. Oh and their heater isnt great either. That broke down a few times. And now when i am moved out of the place. They charging me cleaning charges even though i have cleaned the place before leaving and not giving me my deposit back
