I lived at the Marks (Mark Embers, whatever you want to call it) for 1 year and I have never lived at a place with a worse management team in my life. I could not wait until my lease was up. Do not even consider moving here if you want to keep your sanity or discover a new species of bug every month. Where do I even begin?? 1. They do not do routine pest control treatments on the outside of the property, and every time I made requests for someone to spray inside it would take literally MONTHS for anything to happen. Roach infestions, ants, carpet beetles, and more. Problems just escalating and getting worse for months. 2. Maintenance orders I had put in would not be completed for MONTHS!!! Mold in my vents, a ceiling leak, and my bathroom door would literally not close for 2 months because their maintenance never came to fix it. Additionally, every time maintenance showed up they would just let themselves in and never follow instructions to call me. 3. The turnaround on the Rainier properties team is astonishing. I think in the year that I lived here the staff has changed like 3 times. I couldnt tell you anyones name. Thats a horrible sign! If its this miserable living in one of their properties I cant imagine how miserable it must be to work for one. 4. Insane fees, months late. Trash use and sewer use meanwhile the dumpster and recycling are always full and surrounded by broken glass. Additionally, the pet fees were really high. 5. The icing on the cake was them raising my rent by 300 dollars and taking their trash and sewer fees out of my security deposit. I literally would have never cleaned that apartment on move out if I knew how much money they were going to steal from my check. Please steer clear of living at one of their properties, if just for your mental healths sake! Its astonishing to me how many properties they own in Austin and how they operate like slumlords.

Request from a long-term tenant: please stop changing the office staff? I really like having my go-to people when I need something or have a question or concern - I know them and they make it feel like home. The frequent changes in staff here (Bouldin) make me feel confused and a little worried. I realize its probably that you all are growing, but if you could keep the people Im used to working with here, (Donna, AJ, Loren), Id really appreciate the stability.
