I love the apartments, its a nice friendly environment & most importantly i feel safe. Its really peace in the area the managers and sooo helpful and nice ! Has BEAUTIFUL amenities as well. 10/10

ONE-YEAR UPDATE: Oh no! Theyve decided to upgrade the apartments and have sent out letters to everyone who has been in their apartments more than 5 years that they will NOT RENEW THEIR LEASE. Only options are to move to another apartment in the complex or MOVE SOMEPLACE ELSE. I spoke with a woman in her 80s who has lived here for many years. Now she has to move. No deals. She cant even move out for a couple of months and move back into the same apartment. We just re-signed a 13-month lease, but I guess we better start packing. Id really like to find a place I could settle down for a while, but THIS ISNT IT. They will make more money flipping apartments every 2-3 years and increasing the rent 20%-30% between tenants. Really? How heartless can they be, throwing out the elderly? UPDATE: BACK DOWN TO 2 STARS. We do NOT like the new gate entry system. Guests can only come through one gate, then drive through a maze of buildings to get to ours. Easy to get lost. Visitors often park in front of resident-only gates and block resident access, so we have to drive to another gate to get in. There are only two pedestrian gates on the front side of the complex, and they dont reliably work all the time. We want our clicker access back again! I dont always carry my phone with me. If dont have it and Im riding in another car, there is no way I can get into any gate to get to my apartment! We bought a new car and had to pay The Canyons $15.00 to get a temporary entry tag until our new TXTag was mailed to us. They should have let us borrow one for free. UPDATE!!!: Oh my gosh, changing my review to 4 stars! Management has replaced our 20-year-old furnace/air handler! So, so happy we didnt have to wait until it died on a freezing February weekend. Its a win-win!! 9-MONTH UPDATE:: Our outside AC unit was replaced in 2019, but the previous owners (Bassham Properties) did NOT replace the 2004 inside unit. Now its wrong in the system and maintenance wont replace it. The heat runs all the time because the heating coils are so old. We have to keep the heat between 62-65 because its so expensive to run. Not only is it bad for our wallets, its bad for the fragile electric grid and bad for the environment. Not a great experience. 6-MONTH UPDATE: The community life at The Canyons is terrific. The grounds are well maintained. The staff is cheerful and helpful. Maintenance issues are addressed fairly quickly. However, the actual buildings are 20 years old now. The exterior insulation has degraded, and the serial number of our inside furnace/air handler indicates that it is original to the building (2004). Heater coils become more resistant over time, requiring more electricity. That translates to a HUGE kilowatt-hour usage in the winter. We had to keep the heat at 65 or below and wear coats inside. The walls are actually cold to the touch on the inside. We want Lincoln Apartments to replace our old furnace/air handler, which would be more efficient, better for the environment AND more comfortable and affordable for us. So far, were not getting support for that from management. All things considered, this is a great place to live, but you should plan for a MUCH HIGHER UTILITY BILL than you may be used to. Look for another update in the fall! - We have recently moved to the Canyons Apartments. We are thrilled with the location and layout of our apartment. The grounds and amenities are meticulously maintained. Direct access to the Clear Fork branch of the Trinity Trail system is a terrific bonus! This gated community is serious about safety and security, and we really appreciate that. Maintenance responses are acceptably quick, and the leasing staff are pleasant and helpful. If everything continues to go this well, look for an update to this review in six months time!

In the 3 years I've lived here, I wouldn't recommend these apartments to anyone. The gates never work and are always open to the public, belongings are being stolen, ours in fact out of our own garage. (Update: my car is now stuck in the garage due to maintenance not fixing our garage properly, once again) Which always has flooding issues and it never gets resolved. The pool has been under construction for idk how long and the hot tubs never work. We love our neighbors but they need new management and maintenance.
