August REI is a great place to let manage your notes/mortgages They have a really good website tracking your notes online...it is very detailed, and you can even see things like when the borrower last contacted the servicer. A couple tips for anyone who uses them - I keep all my notes in Excel, and login once a month to match up what they have to what I have, to verify our records are the same. That's a personal preference. So far their data is completely accurate. Also, they are good at collections, but when you have a large volume of notes sometimes a couple people will be behind despite that. So on their website you can simply sort your notes by when the next payment is due, and email August REI with a request to send a NOI letter to anyone who is too far behind and they'll do it right away (billed to the borrower). Usually the borrower catches up real quick when they get one of those...and bam all is well. They have turnkey connections to insurance for mortgages, attorneys for 2nd level collections and foreclosures, and more. They even do complex notes like wraps, and etc. They are also good / easy to communicate with, especially by email, which is my preferred way of communicating. 5 stars!

August REI is ridiculous and seems like they just like to screw people over. I was a first time homebuyer and they made this the worst experience EVER! All I did was fight with them for 2yrs straight. When I got out of the hospital after being there for 2 months due to covid, my husband asked for a deferment. A few months later we got an intent of foreclosure notice then got calls that our house was up for foreclosure for being behind. I went back and forth with them for a couple more months fighting with them saying we got approved for a deferment and I had the email to support that someone from august REI saying it was approved. They then wanted to claim the paperwork wasnt filed properly which means they shouldnt have told us it was approved. That was the first issue cause it took me a year to get assistance to help get current. We recently sold our house, after a week or 2 of constant emails the buyers title company finally got a payoff amount of 2 different amounts. AFTER receiving the payoff they decided to send a new payoff amount saying something wasnt included. I had talked to someone on 2/5/24 who told me everything was included in the payoff. She also told me that a payment I made in January was NOT factored in cause it was only a partial so it doesnt count. When the guy from the buyers title company had me on a 3-way call with august REI saying something wasnt included, she then said its basic math how hard is it to understand. Which is another way of calling a person stupid not to mention very unprofessional. I sent them a very long email about everything and said I wanted to be reached back out to from someone in corporate and that its illegal to collect more than whats owed and asked to be provided with every document and numbers that were entered into my account to come up with the numbers they did after the fact. If its basic math it shouldnt be difficult to enter the correct numbers in order to provide the correct payoff amount. They said its autogenerated so that questions the competence of those entering in payments and whatever other numbers in order to get the amount. They shouldnt be able to change it 3 days after closing when they receive the payoff payment.

Ms. Smallwood,We understand your frustration. However, each of your concerns mentioned are things that we have no control over. We are not your Lender or the Title Company that you closed your home with, we are simply the Servicer aka "the Messenger" or "the Middle Man."Regarding, your forbearance request during covid, that would be a decision and discussion to be had between you and your Lender, not you and August REI. This is something that we have no control or input over at all and certainly wouldn't be able to provide you with an approval as it would not be a decision that we could make. Regarding the recent selling of your Home, the title company you chose to use allowed the payoff that we provided to expire which then changed the amounts owed and due on the payoff as all payoffs are time sensitive and do expire. If the Closing is not completed by the expiration date, then the process has to be redone and the calculations must be redone as well due to more time having passed which means additional interest, etc. has accrued. Again, this would be something that August REI has no control over nor is involved with in any way aside from simply providing the payoff numbers. So, while we do understand your frustrations we do hope you understand we are just the messenger in each of your concerns mentioned above and unfortunately they are completely beyond the control of August REI. Best of luck in your new home!August REI
