        BBT snob here that tried everywhere. This is the best bbt in town overall IMO. Not only perfectly balanced tea and cream/milk, they also have very outstanding tea flavor/quality - this is particularly precious among bbt places The bubbles are always in perfect texture. Besides milk tea, their other drinks are very good too. Their desserts are very well done as well. Overall, no land minesin their menu - just order whatever. Make sure to try their four season milk tea (with brown sugar boba).
