Josh, and the Holt real estate team went above and beyond to help us find the house and location that was perfect for us from the moment we started dipping our toes in to the idea of moving. This isnt our first home, we have growing kiddos now, so for us, the needs were much more specific for this point in our lives. Because there just werent many homes for sale in the area that matched our list of must haves, Josh and Team took a proactive approach to help us. We listed potential neighborhoods and homes in the area that we thought MAY show potential for us, the Holt team researched and brought back to us a spreadsheet with info on each (number of bed/baths, previous sale, current value, square footage etc). From there, we were able to pinpoint the houses we wanted to target. Josh and team sent printed letters on their stationary to each home, expressing that they have a client interested in walking through their home if theyve considered selling or will be selling in the near future- about 90 letters were sent in total! The Holt Real Estate team is amazing! It only took one. One letter recipient reached out to Josh, saying theyd planned to sell later that year, so they were happy to let us take a look. The stress was at a level zero the entire time because none of us felt this great sense of urgency. We as buyers, doubling our existing mortgage, could take the time to think it through without pressure, and the potential sellers never needed to involve a realtor on their end. This was the house for us! Josh then sold our home for us. With the great technology services he tapped to video and take drone footage, we were able to get amazing footage of our cute little house. With one preview photo and coming soon yard sign up, we were able to get an offer, above asking price 5 days before our house was to hit the market. From start to finish, our experience with Josh and the Holt Real Estate team could not have good smoother. Thank you!!!

Working with Josh and his team was a pleasure. We have sold four properties (ours and our parents) in the past 3 years, including one commercial property with Holt Realty and all properties sold within a week. The sales process was handled efficiently with great communication at all times. Josh had a solid marketing plan for each of our properties and listened to any suggestions we had. We feel he had accurate price proposals and were happy with the offers we received. Josh offers a lot of valuable extras with his marketing, including an extensive market analysis, professional staging advice, open houses, great photography and even a home warranty!
