Right now, in 2022, it's the best building/company to rent from in all of south Florida, especially for 1br units. Excellent location, cordial and competent staff, amazing views, impeccable cleanliness. Mail/packages are well organized. The elevator system is well programmed and optimized. Maintenance requests are handled same day if not the next. The negative reviews are nonsensical lies. My unit is as lush as a five star hotel. To be clear, I can nitpick many things about a five star hotel, and maybe I could about my unit, but I know quality and this is it. The prices are expensive, but that's not the building's fault. You can thank the federal government for that. Other buildings charge the same but you get less. This is the place to be if you want to rent.

Moved to this building from another one in Brickell recently - what a difference let me tell you. Panorama Tower is the best place to rent from if you want to be near the hustle and bustle of Brickell, but not right in the thick of it. I appreciate having some piece and quiet since the building is in a more residential and quaint area.
Pricing is very fair for what you get (I'm actually paying a cheaper rent than at my previous place and I feel like I get soooo much more). And I can't complain to waking up to an ocean view every morning, it's a dream!
Gym facility is arguably the best one among other buildings in Brickell. Very spacious, lots of equipment (though we could use more of certain machines), and has amazing views of the city. Pool area is also great with two options - a shared hotel pool (more for partying and drinking) and a residential pool (more of a chill atmosphere) - and again with views of the city and water.
The only cons I have are the paper thin walls and the way the parking is designed. The walls could be better insulated, I can hear people sneezing and audibly hear conversations next door and it makes me paranoid sometimes that they can hear me too. The garage has very poor visibility and driving up and down is like going through a corn maze.

We just move in and I have to say everything has been great from Tatiana in the leasing office to how good management has help us to make the move in very smooth and easy. The unit was very clean and so far I have no complains at all. I cant wait for the weekend to come and enjoy all the awesome amenities this building has to offer.

The pool and the gym are always packed! The building management is always making accuses saying that you can bring a guest to these places. But common, your guests dont spend up to 4-5 hours daily at the gym, but personal trainers do. They bring their clients to the gym and always try to move you from the machine or exercise right above your head. I dont think this can be called a guest.
The pool is also packed with people from the Marriott hotel. Lately its been so annoying, Im not going to renew this place next year.

Stay away.  Property owners do not really care about the building or tenants.  Expect very high rent increases year over year.  Amazing amenities for a brochure that are broken or in constant repair. Noise from neighbors from thin walls.  This place seems to allow onlyfans and airbnb people coming and going on a weekly basis.  They will say they don't, but its obvious.  People have had packages and items stolen.  Management doesnt have any cameras around parking garages or common areas in the building.  Technicians enter and leave your apartment a mess.  Parking is a disaster unless you enjoy driving for 10 minutes before you exit the building.  Also if you enjoy paying for next day delivery and getting your package 3 days later from the package room...this is your place. Many of the original tenants from the first two years have left for better buildings at the same price or cheaper.
