    Terrible. Dirty. Poorly maintained. Elevator works sporadically. Loud from residents and fire station across the street. Takes advantage of college students who don't know any better with high rent and junk fees.

    Their management is unprofessional and liars. They profess to be a secure community, but when their residents let in a dangerous individual who caused a fight and other damages, they blamed the victim. Additionally, upon move-in, the apartment had never been cleaned: gross Fruity Pebbles in the dishwasher, broken press-on nails, dead bugs and dirt on the floor. And yet, the rent is high and the management says the apartment was cleaned. Avoid.

    Extremely cheaply made, the oven door is too close to the wall and strips away parts of the wall. They clean the hallways like, once every few weeks. There was puke on the first floor of building one for weeks. There are usually broken beer bottles in the courtyard. Only some bathrooms have towel racks. The cabinets are very narrow and my pots had to be sideways. The dryer doesnt work despite being serviced and thoroughly cleaning the lint trap. The bathroom fan does next to nothing. They didnt clean the floors before we moved in, and they were sticky and turned my feet black. The elevator only works sometimes. They are not transparent about the fact that they do not have nearly as many parking spots as they do residents. Maintenance was unresponsive. Also, is right next to a fire station so if you live here you will never sleep peacefully again.

    We had a terrible experience with Academy Apartments. Their placement of random roommates did not work out for my daughter and her friends. The apartment was dirty and the random roommate had already been living there when they moved in. The apartment was already "decorated" with inappropriate items, and the intervention to get their own space was not well received. Then upon checkout, all roommates were charged for what was damage on walls and furniture from the bad roommate. This was really frustrating because we cleaned everything when we left, and it looked better than when she moved in. We tried to negotiate the charges with Academy, only through email since they would not accept any calls about the charges, and eventually we were sent to collections. Even just a little negotiating or understanding would have been appreciated. We always paid everything on time but needed some flexibility on charges that were not my daughter's fault, especially after a terrible living arrangement for the year that they had arranged.

    Many challenges plagued entire lease term: I would recommend almost any other apartment complex. Im confident they all have better management than this one. Kitchen ceiling was imploding due to roof leak when we moved in: We had to collect all drips and drywall debris in several of our own buckets/pots/pans. Had to keep our dog from drinking water in the containers. Academy did not help us clean or provide a better solution to collect the water and drywall debris coming from multiple spots in the kitchen ceiling. Roof was repaired after 3 weeks; we could not hygienically use kitchen the whole time; had to make other arrangements to eat. Emailed management several times in between, copying all roommates and guarantors. Management only replied to sender that roof would be repaired. No adjustments were made in rent nor partial compensation for meals. Birds in our vents entire lease term: Academy said they could not do anything about this until birds in our vents were dead. Constantly heard birds flapping violently and chirping while trying to do homework & sleeping. There was a VERY strong odor of a dead bird in the vent after they had died. Maintenance pulled out dead birds from 2 bedroom vents. Academy did not to address hygiene concern or invest in better methods to keep the birds out of the vents. No adjustments were made in rent. Inconsistency in charges and tracking: Even though moveout and movein is naturally busy, my expectation is that the management team executes their fundamental core job of accurately assigning fines upon move-out with due diligence. Two incidents showed this execution is inconsistent. The person who lived in my unit before me told me he was fined for a mattress replacement at move-out. The mattress I had in my room had damage. I called to have it replaced, they brought another damaged mattress while I was gone. I had to call to get another replacement. The office staff said sorry we didnt look at it before we gave it to you. Had the previous tenant not flagged it to me, at my move-out, I wouldve been fined for a mattress that had already charged to be replaced. If damaged mattresses are used to replace old ones, the cycle of fining repeats to the new occupant. My move-out charges included existing damage I had submitted on my move-in. The $100 fee was only removed after I pointed it out. Full rent for months: Move-in is middle of August but still charges full month rent. Nearby residences pro-rate the rent for move-in mid month. Amenities: The hot tub was closed for all of fall semester; heavily advertised amenity was not working for an entire semester. The coffee machine was also frequently broken and has messages on the screen saying it needs maintenance. Raising issues: When asking office staff speak to a manager, response is I can take care of your problem. If you continue to insist on speaking to manager, answer is, I will have manger call you back. Followup from manager was rare. When asking for the name of the manager and other roles and names of responsible staff, we are told, The entire office staff manages here. There is no need for you to know names, roles and responsibilities.
