    Was told my home was being purchased for a certain price, after which signed a contract for that amount as did a man named Thomas who I had been dealing with, on 12/9/21. Was stated in that contract the purchase price as well as that it would close on or before 1/31/22. I had not heard anything from ANYONE about any details, problems going forward, anything since that date even after multiple attempts on my part with calling, texting, emailing to get in contact with ANYONE. I've been ghosted until 1/20/22 when the title company sent me and home cash offer an email stating their part was completed and they were waiting on home cash offer to set the close date and for payment. I was shocked to hear that there wasn't a close date set since our contract stated that it would be on or before 1/31/22. I've since sent multiple emails to a disposition manager Patrick Rivera trying to get answered only to have him finally reply back" In regards to your property, our financial partners appraisals came in lower than we expected and this is affecting our overall funding which means we're just not able to close as of right now" at our closing price or by the date specified in the contract and that "We would have to consider reducing our price some to then see if we can close on it asap in order to maintain closing date of 1/31. We are continuously & still trying to make the #'s work." I feel this whole experience so far is very unprofessional and just wrong. The contract states they have 30 days from the effective date, 12/9/21, to cancel contract in writing if they decide for whatever reason they do not want to go through with purchase. I have not received ANYTHING from ANYONE stating this or anything else and we've already put out notices in to our jobs, made arrangements for utilities to be shut off, and put everything in motion to move based on the contract stating closing would be 1/31/22 Is this how this home cash offer place conducts business?? Very unprofessional, this whole experience has been nothing like we were told and lead to believe, and has been stressful. I feel like they needed to honor what the contract states, all of it, because that was what was decided and agreed upon between both parties and what we've been thinking would be taking place this whole time on 1/31/22. Still as of today they haven’t answered anything except they’re still working on it. I was told that we could actually sue home cash offer for the price we had agreed upon since technically THEY were in breach of contract as of 1/9/22 but feel they would just drag this out even longer than necessary. And technically the whole contract, since they ghosted us and drug their feet, was completely null and void as of midnight 1/31/22. This place is a joke and they are liars and NEVER CONTACT YOU BACK!! If I could leave no stars I would.

    These folks were flexible and worked with me from offer to closing. Best thing is I didn't have to hassle with repairs, concessions, etc to get the deal done and was able to sell the house sooner than I could have any other way. That is several months of payments I didn't have to make while preparing the house for listing and no dealing with those preparations, showings, inspections, appraisals and all the other drama involved in selling a house. I got cash and that house is off my plate.... I'd do it again......

    Update: since I have posted this Ali Niaz has sense contacted me and and stated how he felt terrible how he treated me and apologized about the whole situation and brought up the stress this must have caused on my pregnant wife. He offered me an additional $1400 to my earnest money if I signed a new release and agree to remove my review all together. After the new release was sent he had stated the title company would have access to their account ( i asked said title company and they don't have access) which they would transfer to me. When I confronted him he said they would transfer the money ( called title company, they didnt). Finally I said once title company confirms funds i will sign... no news again. They agree to my price and sent me a 2 page double spaced contract within a day. it took me and my wife a couple of days to look it over, and in the meantime proceeded to get at least 1 text and email every day for about 4 days till we signed the contract. week later another person texts me from a different number. Ali Niaz. advised they would be paying cash but said they wanted to do a walk through. once that was set up, advised they wanted another walkthrough. Here is where it gets interesting... Contract signed they are buying as is. deposit earnest money within 48hours of contract signing, and no inspections done to the house. 2 weeks later Ali texts back and says they are dropping the cost by $20,000! and stated he was "just negotiating" after back and forth text telling him me and my family have been rushing to find a house and having found a house spent $2000 earnest money on a house and had inspections we paid for done on the other house, then asked me "where will you put all your stuff once we buy? where will you stay?" We will manage somehow then proceeded to adjust his price and come all the way up to just $10000 less than what I asked for. at that point I asked for a release from the contract since they cant purchase at our agreed contract price... I asked for over a week to release me from the contract at which point he threatened to put a Lien on my house if I didn't agree to sell with them. I advised them they are putting me and my pregnant wife through undue stress and at this point jeopardizing my family. I advised again I didn't want to continue with them and found out they never deposited the Earnest Money at this point by contacting the title company. i advised that they "defaulted" (their own verbiage in the contract) on their contract at which point Ali advised "we are still under contract and able to buy at 100k" and what he was doing was called negotiation. at this point i had no other option but to continue since they were "able" to still put a Lien on my house if I didn't continue. Fast forward 3 1/2 weeks. (13 days before closing on the sell of my house AND the purchase of my new house) they advise they cant purchase due to line of credit being denied. when asked about paying with cash they said money is tied up and they had to get a line of credit and was denied due to our "negotiations" we were having after the contract signing. I saved all the text messages in hopes that this could deter anyone from using this, and really hope people see this and thinks twice about using this company. a NIGHTMARE. worse than season 7 of game of thrones.
