    I have been living here at Avalon Grosvenor for almost a year. I really enjoy the community. The best part of living here is the concierge Michael DaCosta. She is extremely attentive and helpful to the every need of the tenants as well as the pets. There is nothing that she wouldn't do for you. She is kind and respectful as well. If you need a helpful hand or an ear to bend, she is definitely the one to go to. I hope she stays forever! I just adore her!

    Living here was a nightmare and I'm so glad to be gone. The previous management (Avalon) ran the building into the ground, failing to do even the most basic maintenance and staffing. Bozzuto took over and fixed some things which started off promising, but it turns out all they care about is jacking up rates. The good staff (Orlando, Paul, Mamadou) all left. Here are the issues you will face if you move here: - The building is under constant construction. You pay an amenity fee and there are no amenities. - There are constant water shutoffs (2+ per month), as well as burst pipes and leaks. - There is trash and debris constantly all over the loading dock, back lawns, and parking lots. - Alarms will go off for days or weeks at a time with nobody doing anything. - Management can't communicate to save their life about anything important. You'll get multiple emails about that stupid coffee maker in the lobby, but if the elevators are out of commission or water is being turned off, they can rarely be bothered to provide updates. - Bozzuto cut concierge hours after people had already signed all their leases or renewals with almost no notice. Packages get lost or left in the lobby, visitors and workers can't get in the building, there is nobody at the front desk until 1pm (and it is not uncommon that someone just won't show up at all). - Contractors constantly park in resident parking spots that are paid for. - The remaining maintenance staff is completely incompetent and lazy. We had water leaking in our apartment at 11 at night and the emergency maintenance response was "oh it's raining, we can't do anything" - You will get to hear hammering and drilling all day long. Drywall dust will come up through your vents. Contractors take all the elevators, creating long wait times. They do painting and repairs with no ventilation so the fumes leak into the vents and hallway constantly. - Speaking of elevators, they are constantly broken. Constantly. - And the most frustrating thing is the sleazy management office employees will sit there (usually playing on their phones) with a blank stare on their face and gaslight you telling you these things aren't problems or something isn't broken when it clearly is. The previous property manager is the worst of the bunch and it seems she somehow failed up into a regional position. Finally, the people in this building are trash. Drugs are dealt in the gym. Cigarette and pot smoke come up through the vents all the time and the hallways/elevators reek. People with dogs let them defacate everywhere and run offleash. People scream and yell and throw loud parties in the hallways and their apartments constantly at night. To the old man on the 19th floor that constantly pushes his way onto the elevator: you are an entitled a-hole. To the 2 women on the 18th floor constantly smoking weed and having their obnoxious friends over that scream on the balcony: screw both of you To the man on the 11th floor that locks his dog out on the balcony so it barks nonstop and lies about it: I hope animal control fines you and takes the dog, you don't deserve one Oh and one last thing since management was repeatedly suppressing anyone talking about it (shutting down the facebook group, removing posts on the bulletin board, finally completely shutting down the ability to discuss anything on the bulletin board): The FBI raided an apartment in the building on March 8, 2023. Full on raid with doors busted down and multiple agents swarming in. This was because a cyberstalker was squatting in his mother's apartment and using it to send threats and stalk people across the country (google Joseph Bourabah). This same person had also harassed multiple people in the building. Management didn't want anyone talking about it and decided to permanently shut down all our means of intra-resident communication. I will never touch another Bozzuto property in my life. They should change their company slogan to "we don't care, we got your money already"
