I recently enjoyed a tour at The Edge over the weekend. I had the pleasure of meeting with Ashley, the manager, and I must say, she was absolutely fantastic. Ashley exuded professionalism and expertise, effortlessly addressing all of our inquiries. The building itself was nothing short of stunning impeccably maintained and boasting exquisite apartments that were both elegant and spacious. It truly surpassed all of my expectations.

Thinking about moving to Edge? We understand the stress of moving as weve done it our selves many of times, so here is a in depth review of this building for any prospective residents. My husband and I lived at the Edge for over 2 years, renewing our lease once in between. We moved in shortly after the building opened and witnessed the good, the bad, and some things to be aware of during our time here. We are hoping to share some of those experiences with anyone thinking about viewing this building. The Good: This is a beautiful building and the quality of the construction and finishes are the best in the area. Weve viewed almost every new luxury building in Bayonne, and this has to be one the best in terms of finishes. The appliances are all full sized and have some great features that show they didnt cheap out on the small things. Amenities are well kept, and despite some ongoing issues with things being out of order since we got there, for the most part everything is kept nicely and fixed rather promptly barring no outside issues. The neighborhood is relatively quiet and convenient. You are somewhat away from the hustle of Broadway. The streets are quiet at night and feel safe. There are some real gems on staff when we moved out. Skylar is one of the leasing agents there and is a true resident experience focused employee. She had always gone above and beyond to treat us and others with respect and lend a helping hand to address anything we brought to her. Nancy, one of the concierge staff members, is just outright amazing. Her demeanor is always so welcoming and she is a true asset to that building. The bad: Rent is expensive for the space that you get. Apartments are rather small compared to the other buildings in the area, so where you make up in quality you loose in square footage. You are also going to be paying one of the most expensive parking fees out of all the buildings in the area. $175 for parking (less for Compact cars). Additionally, this operators Bozzuto, will leave you with a sense of being nickled and dimed. They find ways to charge residents in ways that feel out of touch. Your rent will increase, despite self promoted market conditions from leasing staff. We were paying $2,460 for their smallest one bedroom. At the time of our 2nd renewal the same lay out was going for $2,225 (+/-). When inquiring why our renewal rate was moving to $2,575 when the same layout was being rented for much less, they explained Theres no way we can reduce your rent. So if moving here, expect an increase every renewal. This is even if you are way above the ever fluctuating market rate. This was disheartening to hear that management is just there to promote their own bottom line and not create a long term home for current residents. We would have gladly stayed, but financially it didnt make sense paying such a substantial amount over what our space was worth. On the contrary with the great staff members, there are some real questionable personal on staff. Ashley, the property manager, can be cold and dismissive at times. While helpful, professional, and knowledgeable, those one off times left us feeling upset. The other concierge staff member, Katrice, is too glued to her phone, that a simple hello is never exchanged through the year weve lived there while she is working. Andrew, the maintenance manager, can be quite the stickler and come off very ill-mannered. While Andrews help with any maintenance issues was top notch, the overall demeanor in other situations that required our interaction was very off putting. Overall, the value of living at the Edge is really just a matter of convenience and how much you value the amenities and finishes. The cost and other outlying issues could leave a bad taste in certain residents mouth. It might also be the reason the amount of churn the building witnesses, as move outs/in are consistently occurring.
