NEVER WORK WITH THEM. These guys are your worst nightmare! They put memorandums on your property for no reason! I am trying to close a property and my attorney said I will never be able to close unless I sue them. Which we are in the process of.

My name is Luis with LTD Property Group, were buying 20-30+ properties a month. Im not one to spew negativity, this review is for cash buyers or maybe even wholesalers. I made an offer and it was initially declined because they had someone that was willing to pay $44-45k, totally fine! Well I was called the next day I believe, to see if my offer was still on the table because the other buyer was no longer interested, I said absolutely and it was verbally accepted by Joe Haupt and the team. They were supposedly going to have a contract sent out for us to purchase at $40,000 and finally after following up so many times (it took a little over 5 hours of following up to see when they would email it) they had sent it. Low and behold they made the purchase price for $45,000.??? Can you imagine if I wouldve accidentally clicked sign? Come on guys! Called Joe, he apologized for the inconvenience and the excuse I was given is not enough investors had received their messages about the deal until now, and that there were more people willing to offer more. So my takeaway is their word and integrity is worth $5,000. I would hope that alone would be priceless if youre in the business for the long term. We had a verbal agreement, so much time and energy has been wasted. Im sure theyre good people, just be cautious when making offers. 5 star review to inform others and to encourage Birmingham Homebuyers to correct and continue.
