Had a water issue involving the bathroom ceiling, replaced the aged light fixture after cutting out affected parts of the drywall, with a quick mud, tape, and following paint work to seal up the issue after dealing with the leak. Also came through to replace the flooring in both upstairs and downstairs after much wear in tear through-out, with no blemishes, bumps, or any other issue with the new flooring. Basically seamless work. Not to mention having work done to repaint the deck with the deck's age becoming apparent, seeing no overlapping onto other paint and updated the look of an aged deck, just with a fresh seal now.

In summer 2021, I hired Kenai Peninsula Maintenance Services (Steve Mattix) to rebuild the roof of my 900 sq ft home in Nikiski due to age and water damage. Kenai Peninsula Maintenance Services subcontracted the roof work to 360 Home Repairs (Jeff Peer). In rebuilding my roof, Kenai Peninsula Maintenance Services re-used the water-damaged plywood and insulation, and covered up almost all of the roof ventilation, which are not industry standard practices, and has resulted in a mold concern that has been quoted at $100,000.00 to remediate by an IICRC professional. Note the was no known mold concern before Kenai Peninsula Maintenance Services began the work. Remediation will have to include removing and re-building everything that Kenai Peninsula Maintenance Services did. Multiple attempts to contact Steve Mattix of Kenai Peninsula Maintenance Services have been met with unprofessional and unhelpful responses, from accusing me of being a bad neighbor to accusing me of having moved the insulation myself to make them look bad, and demanding I never contact him again. I am not sure how to resolve this matter with Kenai Peninsula Maintenance Services in any way and am writing this review in the hopes it will prevent Kenai Peninsula Maintenance Services from doing similar damage to other members of the community.

Business Response on Google Feb 16th, 2024
Hello Hannah,We are sorry you feel this way but as we told you when you were looking for roofers, our company does not do roofing so Steve Mattix was not hired to do your roof and we advised you we work with two different companies that work on roof replacements and repairs as sub-contractors. We gave two different estimates for you, to try to help out since the other roofing companies were so busy and had no availability. The first estimate is to fix the pitch on your roof and also repair air flow issues in your attic, since when you bought the home it had ventilation issues and mold in attic already as you know and also listed on inspection reports. The first estimate we received from Old Time Log Homes that work on older cabins like yours was twice as high and you declined the repairs they advised. The second estimate from 360 Home Repairs was just for roof decking as needed, insulation as needed, then remove and replace roofing materials from shingles to metal as cheap as possible is what you wanted done since you just purchased the older log cabin and had other repairs to do. The roof was installed for over a year without issue through a very rainy summer, except during the winter of 2022 when you reached out to us about your vent pipe knocked over from heavy snow loads and snow not being removed. A very snowy winter that year, and Jeff helped you with that again after this no issue for some time. During this time, you also asked us about installing ice breakers and we informed you we don't recommend them, and the roofers we work with wouldn't install them due to liability reasons of causing rood leaks and voiding the manufacturer warranty on metal roof. We received a message several months later saying the roof was leaking but stopped again from everything freezing and it was covered in snow again so 360 Home Repairs went and inspected after it started leaking again, finding ice breakers installed incorrectly and had caused water penetration from improper installation of ice breakers to the newer metal roof panels to cause water to enter your attic and bathroom, the company also took a video of this and sent to us as well as your email all the videos as proof of what caused the water leak. This in-turn voided the warranty with the manufacturer as well as 360 H.R. During this leaking time, Steve Mattix had said we'reneighbors, we take care of each other. So not how sure that turned around the way it was in review. You refused the help and waited several months, plenty of time to cause more issue from water coming in roof from improper installation of ice breakers that would of caused mold and other issues during that time frame so this again would not be fault of roofer since they didn't cause the water leaks. If you need videos sent again lets us know of what was found to cause water intrusion. We hope this clarifies the situation. If you have more questions, please call 360 Home repairs as they can answer the roofing questions and warranty voided questions. We were also told not to call you, only to email as we also have this in writing and text that we kept as proof so we apologize that you saw us not not wanting you to contact us. We called you several times with no answer, trying to help one way or another. To clarify in response to the dollar amount you stated in the review has multiplied 5 times from the original amount you told the office that we have in writing as proof via text from you, which was approximately 20,000$ from water damage. We are a bit confused about how it can be 100,000$ for a 900 square ft attic on an old log home, to rebuild the entire roof that would cost less than 25,000$ if it really needed to be replaced, which it shouldn't as the metal is 3 years of age. The only sections needing replaced on the roof would be where the improperly-installed ice breaks are that caused the water leaks within your roof as the video sent to you shows by 360 H.R.
