Ya, alright the place is older but I wouldn't call it "run down" it's conveniently located next to 2 convenient stores within a one minute walk...I don't recall seeing things like bed bugs nor did I see any roaches...as far as the presence of drug dealers...well, they exist in any and every part of the world and honestly I end up see more in well to do neighborhoods a lot more often...the place was quiet, grounds were clean and I wasn't treated badly by management for being a white person.. Seriously I believe that there are simply cranky people who judge a book by its cover and end up embellishing their story to put others down...I would bet they are just sad miserable people with no power and feel the need to negatively impact anyone else's life they can. So, try not to base your feelings on the previous bad reviews but think about the fact, there's a glowing review following from a person, whom I personally assure you isn't a bitter angry power hungry nay-sayer ruining others because they themselves feel "ruined" and must impose that everywhere they go...sorta sad. **Update January 2023*** The Sands Motel has gone under new management (on-site manager same as before) and has made significant updates to the rooms and has become an Air B&B that you can access bookings online at their website. Room rates are fair and they're still making progress on the grounds and changes are coming along very nicely. The further and appliances are all brand new and so are all the bedding items. I am very excited and pleased with the upgraded version and the previous on-site manager is still available if you are experiencing any difficulties with your check in or anything else you may need. I definitely recommend The new and improved Sands Motel.

Pretty run down, very worn and some rooms had water coming through the walls and ceiling. The only positive thing was that the refund went without any problems.
