Erick was probably the nicest part about living here ( leasing office). Hidden surveillance camera's was the worst part ( not sure why neighbors want to watch everything their other neighbors are doing)??? And then there was Tracy Smith in the leasing office asking me how much was in my savings account and what was I spending it on? Should had taken heed about the news report that happened a few days prior to signing my lease ( had to do with a young man and his mother). It has taken me a whole year to absorb everything about living there to even write this review. I do appreciate Erick & Ellen and their kindness.

**Background:** I moved into the apartment in 2020 before MG Property took over, and the transition was smooth. However, things drastically changed after MG Property acquired Los Positas. **Pros:** Initially, the property looked appealing, giving off a nice facade. **Cons:** 1. **Hidden Charges:** Upon moving out after three years, I was shocked to receive a bill of over $2,000 for painting, carpet replacement, and cleaning, despite leaving the apartment in good condition. 2. **Unreasonable Inspection Fees:** Be cautious as they charged nearly one month's rent for the move-out inspection, which felt exorbitant and unfair. 3. **Poor Maintenance:** The overall maintenance of the property deteriorated under MG Property's management, leading to an unhealthy living environment. 4. **Water Quality Issues:** Throughout my stay, I frequently encountered dark brown water, which is not only aesthetically unpleasant but also raises concerns about health and safety. Despite repeatedly bringing this issue to the management's attention, their response was inadequate. The maintenance team they sent was unprofessional and merely attempted to cover up the problem rather than addressing it effectively. 5. **Parking Issues:** They charge you for parking space for your second car, and finding street parking after 4 pm is nearly impossible due to limited space. **Action Taken:** I am deeply concerned about the water quality issue and intend to take this matter seriously. Action will be pursued promptly to ensure the health and well-being of current and future residents. **Recommendation:** Based on my experience, I highly recommend avoiding this property and never considering it as your HOME . The combination of hidden charges, unreasonable fees, poor maintenance, parking issues, and water quality concerns makes it an unsuitable living environment. ---

Update 2/27/2024: The office has taken in our concern for our cars. They did put cameras up; which I am thankful for. Since then, no problems. (We still had to take ours down). The dog park area is now getting cleaned. Not as many dog droppings as before. The cost's, as I mentioned below, are still the same. The Spectrum one is really such a pain, since we do not use it, but still get charged. And when we did use it in the beginning for about 3 months, the Wi-Fi always had an issue. (Sept. 2023) It has it's ups and downs. Of course, the amenities are great. My kids love the pool. The overall area is nice (when the gardeners come). The mini dog park is a plus, but some owners like to leave their dogs droppings (I call it a mind field). However, we have had more downs. Our tires have been flattened, three times to all my 3 cars, and with that I have had to call the sheriff a few times as well. Tow stickers have also been put on my cars, and not from the office. Somebody took pictures of my cars and sent me a letter stating to move the cars. FYI, parking is scarce. We have our own designated spots ($100 additional per month). Security is very minimal; probably does a drive by once a week. So I put cameras inside my apartment, facing my cars, and been slapped with a notice to take them down. The office knows about these harassments, but still nothing has been done in regards to safety around the parameters. That is why I put cameras up. The Clubhouse does have a pool table and work office, but closes everyday at 10pm. Not to mention, there is a mandatory $75 monthly Spectrum fee, even if you don't use it. When it rains, puddles form on the stairs and walkways. The water in the apartment is always yellow. The office say they flush the pipes, but that doesn't work. So like I mentioned, for me, it has its ups and downs, mostly downs. These are the most expensive and problematic apartments I have ever lived at. $50 per pet monthly $75 Spectrum fee monthly (mandatory) $100 per parking space monthly. If not parking is a hassle, especially if you get home around 5:30. $5.25 service fee monthly just to have your rent bill sent to you (mandatory) $$- if you opt in having the rent automatically taken out of your bank account (I pay by check, so I am unsure of the cost) $3.50 pest control monthly (mandatory) *Most expensive; most problematic*
