    The pros: I was the first one to move into my unit, so it was brand new, and overall the units are nicely updated. I did have a lot of issues with Maintenance over the past couple years, but I am thankful that I have not been issues in my unit in the last year. 2/17/2024: Many of the recent 5 star reviews are fake, I recognize the names of the MG property management staff. (unfortunately) as I have been dealing with an issue with my lease that is so easily resolvable but they are unnecessarily difficult. As of 12/12/2023 one of my neighbors was held at gunpoint as he opened his garage door and his car was stolen out of his garage. I have encouraged him to write a review on both google and yelp. The management is aware of the violence and crime and has tried to keep it under wraps this year. I did talk to someone new today who seemed helpful and I hope that they share what's happening with residents so we can be on alert. I'm hyper paranoid now walking to my car. Original review 11/2023 Overall, I will say this management group is a little better than last year's management group who was incompetent, and honestly discriminatory. But I will also say living here in 2023 is not worth it. My moms car, a 2010 Cadillac was completely broken into, and they tried to steal her car in guest parking, and we were only gone for a few hours. This is been a constant issue At Evolve SouthBay. I wish I would've realized that guest parking is a hotspot for a car thieves. I'm only realizing that after going through reviews. And management has known this has been going on and refuses to install additional cameras. This place honestly deserves to get sued for lack of safety. On top of all the gate issues. It doesn't even make sense when the gates close because it's inconsistent, and then there's no gate code to use so you're always having to let guest in after five. But then somehow, there are homeless people and rando's that roam around? Lastly, if you don't sign a lease renewal the month to month fee is anywhere from 3400 to 4000+ dollars, which is absolutely absurd. They pretty much force your hand to sign a lease renewal or leave. I actually find this to be illegal but they say because they're outside of LA County, this is something they can do. Legally, nobody is allowed to raise your way more than 10% even if they're outside of LA county. But my best bet is to get out of here as soon as possible. It's been an interesting few years. If you don't have to talk to the managers that much and if you don't have a car that is easy to steal Totally you should be OK. You should probably pay extra for a parking garage... Be very careful in guest parking! I read a review that said, at least six cars have been broken into over there. I wish I would've read that before I let my mom park there. I feel awful.
