image Renter beware. I recently had an incredibly disappointing experience with Waterford Place Apartments, and I feel compelled to share my frustration. I moved out almost 2 years ago now - in September of 2022, and paid the agreed-upon move-out charges of $20.06, as per our agreement with management.
Despite providing proof of payment, which clearly shows the payment was made and even cashed out by the management in 2022, I recently received an unjust debt collection notice from Columbia Debt Recovery LLC, for a supposed outstanding balance of $195.00 for "move-out charges". Which is incorrect.
This situation has not only damaged my credit score, it is gaining interest each day, and is also causing unnecessary stress and financial concern. The debt collectors informed me this has been in collections for over a year now - and I am just now receiving notice of this.
What's even more concerning is the lack of organization on the part of the Waterford Place management. Upon contacting them, I was told they no longer have records of my tenancy and cannot verify whether I have paid or not. This is simply unacceptable.
I find it hard to believe that a professional establishment would handle matters so poorly and not have records of their previous tenants anymore.
This kind of negligence and lack of accountability has serious consequences for tenants. I strongly advise potential renters to thoroughly document all transactions and communications with the management to avoid similar issues.
Take photos and videos of your apartment upon moving-out, as they made false claims of the cleanliness of my unit upon moving out, and it wasn't until I sent in my evidence that they dropped most of the charges. Beware you'll likely lose your entire security deposit too.
In summary, my experience with Waterford Place Apartments has been extremely unsatisfactory. And now I am being harassed weekly by debt collectors, almost two years later for a false accusation. What a nightmare.

image I lived at the Waterford Place Apartments from June 2021- September 2022. I moved in before management got overturned to Greystar management Check out other apartment reviews nearby who are managed by Greystar..
The apartment was nice when I first moved, but since changing management to Greystar a lot has changed. I have seen on multiple counts a group of high school students hopping the fence and breaking into the gym to use the machines - and I've tried reporting this issue to management but they have done little to mitigate the issue. The gym weights and squat rack have been stolen multiple times, and the machines break down.
This was the most disappointing part for me: It cost me almost $6000 to break my lease early (which is fine, it was in my lease agreement there would be a fee). However, I emailed management on August 14th, 2022 requesting a move out inspection date/time. I followed up multiple times and no response until 17 days later on August 31st, they said my requested date was unavailable. (Waited over 2 weeks just to find out they're unavailable, wow thanks guys). I responded right away on August 31st. No response again until 7 days later on Sept. 7th. My move-out date was scheduled to be on Sept. 10th..
I have a job that is not easy to take time off and management kept ignoring me for an entire month while I attempted to schedule a move out inspection.Which is why I tried being proactive and reaching out a month before my move-out date so I could take time off work... So I never got my in-person inspection due to their poor communication.
I deep cleaned my apartment and I took photo evidence of every surface. When I got my move-out itemized list, they said I lost my $400 security deposit (part of this was to pay my portion of utilities) and now I owe them an additional $215 for painting. Seriously? The management ignored my requests to schedule a move-out inspection for a month, and now I have to owe money because they claimed the apartment was not clean, which is really frustrating because this probably wouldn't have happened if they had better communication regarding my inspection appointment request and I could have walked through the apartment with someone..
I first called on September 26th, 2022 to ask someone about my move-out charges, the management ignored my emails, phone calls, always told me someone would call me back but never did - for almost two months. Honestly this was really frustrating because I was very patient and understanding of their busy schedule but I felt like it was unfair to have poor communication about my move-out inspection request, then I lost my entire $400 security deposit (some did go towards my utilities to be fair but not all of it), I paid $6000 to break my lease, and now I have to owe an additional $215 and I couldn't get an explanation for it.
After 30 emails with them, 17+ phone calls of trying to reach them for almost 2 months, sending in all of my photo evidence of my clean apartment; the management did make it right in the end on November 3rd, 2022 and significantly dropped my move-out charges.
I was disappointed in this experience, because this apartment was nice when I first moved here. The location is great, the pool is nice, but there have been some shortcomings in the customer service, communication, I started to see a lot more police activity here this year, a lot of dogs barking all day, mattresses and furniture overflowing the dumpsters. I've heard there are a lot of car break-ins here, I did not experience that thankfully. I think this place has potential to improve.
