        This is a spacious venue with a summer party ambience. The decor is all over the place and there is a single port-a-potty for all guests to use. My main complaint would be Joes (the owner) hostile energy. He seemed to be in a very bad mood from the moment we arrived to the minute we left. Our party was very respectful but he seemed to be taking out whatever upset him on us. For this reason alone, I would not book again or recommend

        Our second time renting this place and another amazing experience!! We just celebrated my sons 16th birthday party this past Saturday with 150 people who attended.  Everyone was so impressed with the house and how comfortable they felt.  The owner Joe is so friendly and easy to work with!! We will definitely rent this house again for our next party Thank you Joe & 40 palms!!Have a wonderful New Year 2023!!
