honestly these apartments should just be condemned and demolished. this is a problematic complex with problematic people. absolute trash in every way conceivable, from the management to the condition of the complex, to some of the tenants that dwell there. all around just terrible in every way, shape and form. this complex is infested with rats and overflowing with garbage, the pests are now taking over the neighborhood

This complex is now very filthy with low maintenance. floors are so dirty and disgusting to walk on. access gate has been broken for months and my secured bike got stolen. big tree branches keep falling inside the courtyard and luckily no kids got hurt while playing. manager is not responding to my e.mail. It seems like new owners care more about profit than the safety and health of the tenants living here. It used to be a good place to live in and raise a family.

The maintenance is not on point! We as a community do NOT feel like she cares about keeping this place clean. So many times I've asked for more cleaning in the laundry room . And someone left their underweear on the floor for a week! And its nuts, that this place used to be in good hands ... Now it's not . The gate has been open for more than 2 months. And the carpet has been dirty for a while . It's just sad that the community is not cared for ...

I have live at The Harlow Apartments (formerly known as Fairway Commons) for 12 years. The complex has always been an affordable and safe place to live, if not a bit dated, something easily ignored because of the affordable rents. We had weekly lawn and garden service with seasonal flowers in well kept flowerbeds, house keepers who kept hallways, vestibules, the clubhouse, and the laundry room immaculately clean, nightly security, and year round pool service to maintain ph levels and cleanliness. In late November of 2021 Trion Properties purchased my home. The change in ownership was immediately apparent. All services had been ceased. Hallways and common spaces became filthy, garbage piled up in overflowing dumpsters, and the courtyard choked with leaves and debris from the trees. Maintenance around the complex also seemed to be nonexistent. A gate to the secured parking has been broken multiple times for long periods of time, leading to car break-ins and catalytic converter thefts and hundreds of dollars worth of repairs for tenants. Due to power outages, interior lighting has been off in stairwells and hallways for weeks at a time leaving the stairwells and hallways a dangerous hazard and safety concern. The swimming pool was so neglected it gradually transformed into a stagnate pond, filled with leaves, twigs, and frogs having to be completely drained scrubbed and refilled to be safe for tenants. The complex felt completely abandoned. When Trion initially took ownership of the property, they did not provide us with any on site management for about a month and a half. When a manager finally did materialize, they were a part time employee who was charged with managing several properties at once. Office hours were sporadic. One of the first things management actually did was send out rent increases to residence some of which exceeded $500, an amount which is more than the legal 9% cap. After these notices came out I noticed several neighbors immediately move out. Those who stayed complained and the office retracted the rent increase notices blaming a clerical error and a miss-placed decimal point. Services have been incredibly slow to come back. The first was law and garden service in about January. A major one was garbage. For a long time trash service had been cut to once a week (after not having been picked up for weeks attracting rats and other pests in the mean time) leaving piles of garbage behind after trash day because the waste management wont take whats not in the trash receptacles. House keeping and pool maintenance didnt even comeback until March and May respectively. As far as I can tell there are two possible reasons Trion operates as they do. The first is that they are in fact utterly incompetent at owning, maintaining and operating residential properties, or the second and more likely, owning, maintaining and operating residential properties is not their business. Their business is purchasing older, dated apartment complexes with many long time residences who pay below market rate for their rent, alienating the residents by intentionally not maintaining services like house keeping and trash to the point that old tenants flee, freeing units to be flipped and rented out for premium rental prices. This allows them to take an already successful business, veneer it in quartz countertops and gray faux wood laminate flooring and tack on $900 on the rent. Its minimal effort for maximum profit. Trion Properties tactics cause working class people to fear being forced out under siege if not simply being priced out of their homes with rent hikes or outrageous fees from associating with scam companies like the aptly named Conservice. I am absolutely disgusted with Trion Properties. One star, would not recommend.
