    We rented a retail space advertised by Illi back in 2020, unaware of the troubles that lay ahead. During the application process, they refused to work with our agent, which should have been a red flag right then and there. Then, we discovered that they also functioned as a management company overseeing our location. Let me tell you, these guys will make sure you're in a tight spot, like snakes slowly draining your resources. Here's the story. In 2021, they came to our premises and changed the electrical panel. During this process, their electrician damaged several of our ceiling lamps. After two months of back and forth, enduring no light in the back of our store, we ended up replacing the ceiling lamps ourselves. When we requested compensation for the damages, they sent us an invoice claiming we owed them $6,000 for the electrician's work. We argued that as tenants, we weren't responsible for the electrical panel, but they didn't care. Fast forward to 2024, our store was broken into, and LAPD reached out to them for video footage of the outside of the shop. A couple of days later, we received a three-day notice to perform or quit, demanding $8,000, now labeled as past due rent because they applied the rent we paid towards those charges. For property owners, our shopping center now has three vacant premises, and we're planning to leave as well because we want nothing to do with this company. I think you should do more research if you're considering hiring this company to manage your properties or if you're trying to rent from them. For those of you trying to rent a place, make sure you hire an attorney to review every sentence of your lease agreement. Ensure you have an agent who represents you. And lastly, make sure Illi is not the one managing the premises because you're going to have a lot of trouble with them. Good luck. Kevin @ LA Tech Repairs.

    This may be the worst property management company I have dealth with. The management and agents are very unacapable of doing basic tasks and answering phones. I sign a contract and they go on a vacation never to be seen for 2 weeks just as one example. I am deeply disappointed with my recent experience with illi Property Management. From the very beginning, communication was lackluster and often unresponsive, leaving me unsure of the status of my concerns or requests. Furthermore, I found their billing processes to be quite opaque and confusing. Overall, I felt that the company did not prioritize my needs as a tenant. I hope they will take measures to improve their service for the future, but based on my experience, I unfortunately cannot recommend their services. Very disappointed.

Kevin has a very clear lease regarding landlord and tenant responsibilities. Our firm uses that lease agreement to navigate landlord and tenant mutual responsibilities and charges. Kevin was indeed served a 3-day notice because he was believed to have defaulted on that agreement. The courts will hear the matter, and a decision will be made. We do our best to ensure smooth operations for property owners and their tenants. If a tenant is not paying rent, then professionally, we need to enforce the terms of the lease. Sorry to read this response Armen but let me point out that you are not a tenant of any property that we manage. We were responsive and tried to help you in the rental and application process at one of our properties on June 13, 2023. You received no billing from us, and you are not our tenant. We tried hard to facilitate the application process and help you qualify for one of our Burbank rentals, but you were unable to meet our standards for tenancy. We went out of our way to help, and our supervisor was very accommodating.
