Have recently moved in and have been very impressed. Amber was my leasing agent and has been an available at all hours to answer questions and handle move in maintenance requests. By far the nicest building Ive lived in during my 6 years in Denver. Very nice amenities, dog friendly, management office is in the building and theyre all super kind . Can literally stop in at anytime and just they always seem genuinely willing to help. Id recommend it!

OVERPRICED by 30% - Old building needing work - PLUMBING!! - Gas leaks?!? - Drafty - Poor heating/cooling - Elevators Issues - Secure? - Management --- Youll see this building is priced as much higher than other buildings in the area as its pictures/marketing make it look- that is all smoke and mirrors! -Old lemon of a building that is dressed up on the outside for higher rents (Redpeak in general). I have been only able to take one hot shower in the last 4 days due to gas leaks/shutoffs. No notice- There's just no hot water when I go to use it!! -Moving trucks are regulars in front as other one/two year residents figure this out and grab something that is priced right. -Regular water/gas shutoffs / Consistent water leaks and corresponding repairs (I woke up to water dripping on my head at 4 in the morning) -Main doors that do not close due to simple things like matts that are too thick or a faulty locking mechanism (I notice the front door ajar at least 5 times a week- real safe feeling) -Heating and Cooling issues (one of my air conditioning units has never worked and the heat/hot water is periodically and unexpectedly off this winter- great fun when you need to take a shower) Thermostats/heaters that do not accurately heat/read temperatures -along with shared heating costs that compound cost of ridiculously drafty units -Drafty units that DO NOT keep out the cold (my blinds blow and sway from constant drafts) -Nonchalant Management that doesnt expect much from themself due to the regular activity of duct taping a dilapidating old building together while putting on a higher rent smile

This is one of the worst building I have ever lived in, and I have lived in very old buildings in San Francisco and Chicago. First, they changed some of the cost line-items upon move-in Mainly raising the lease break fee (that now makes total sense). After moving in I noticed multiple brown water marks on the ceiling. Since then, I have had two water leaks through the ceiling in my first few months. The first was poorly fixed after a week of having my furniture moved to allow the work to be done. The second is still not completed after another week of waiting. When you go to the office to explain the situation, you get corporate double speak with body language suggesting it is now time for you to leave. And the heating bill situation is ridiculous. They have a shared heat billing method where tenants share the cost across the building. Research show that when people share costs, they tend to spend more as the overage is not a direct hit to their expenses. My bills in the winter are insane for one person. The situation is also made worse by the fact that the insulation around windows is horrible. After living in my unit for a month, I realized my sliding glass door had a half inch opening when closed. I had to buy a security bar to close this gap so the frigid air would not blow into my unit. Its cute that they proudly display their Green building plaque at the entrance. Its a joke. Im sure there are major insulation issues everywhere in the building, while they just pass the cost onto the tenants.
