Avoid this rental management company at all costs! We were model tenants: paid our bills on time, maintained the property impeccably, yet we were treated like second-class citizens. Communication was practically non-existent; they never returned calls or emails promptly, if at all. Their contracts are filled with sneaky fine print designed to trap tenants into unfair situations (example: you wont just be expected to mow, edge, and water the lawn, the fine print says ALL lawn care cost fall on the tenant, so the company tried to get us to pay thousands of dollars to get the owner a new yard and threatened eviction if we didnt comply). And dont even get me started on their maintenance service they closed out work orders without even touching them! Its clear they only care about lining the pockets of themselves and the property owners, with no regard for the well-being or satisfaction of tenants. They also base their whole business model on being geared towards military and veterans, but when push comes to shove the broker told us just because you are military does not make you special. Do yourself a favor and steer clear of this unprofessional and incompetent company.

Do not rent with this company!!!! I'm not talking about buying or selling, I'm talking about my situation. The house wasn't in perfect condition when we moved in, and we stayed in this house for 3 years. When our lease end we tried keep in good condition. We didn't live there for 2-3 months before the lease ended (ended on October 31). We hired a cleaning company and also did a trial inspection two weeks before the lease ended. I told the lady that we still had time and that we weren't going to live there anymore. I asked her to let me know if there was anything that needed to be fixed, and I could give her the key back. I waited, but nobody told us anything about any major fixes. Since she walked in, she knew that there was nothing like damage to the house. It was in good shape. However, when the real inspector came, they found some places that were not perfect. I totally understand that after living in a house for 3 years, first day we move in its has some wear and tear, such as marks on the doors, paint in some rooms not matching, a hole in the master bedroom that wasn't patched nicely, and so on. These are little things that didn't bother me because I know it's a rental house and I didn't expect it to be perfect. But you will see why I'm complaining later on According to the policy, we had to wait: - 30 days for the deposit to be processed (so after November 30) - Keep the utility bill active for 7 days after the lease ended We waited and followed all the policies they required. But when the time came, they said they couldn't contact us. This is what started to make me angry. I received an email from them on November 21, 2023, stating that they were mailing out my security deposit claims letter, but they hadn't received my current address. They asked me to provide a forwarding address before the end of the business day on November 22nd. If they didn't receive it, they would mail it to my last known address, which was the rental house address where I no longer lived. On November 21, I didn't pay attention to my email because in the past 3 years, whenever the company needed something, they would email me or mostly text me on my phone number. So, of course, when it comes to money, I need to know what's going on. It's over $2500 for the deposit money. After November 30, I had time to check my emails and see what was going on. That's when I saw that they claimed they hadn't heard from me, so they sent the deposit claim letter to the address where I no longer lived. It doesn't make sense because the company still had all my information, especially my phone number. There are many ways to contact me, and they know that if they text me, I answer right away every time. Our last text exchange was when they asked for the cleaning invoice from the company I hired to clean the house, and I sent it. So, both our numbers were still working, and that confused and angered me. I waited for my day off, which was today, to go to the office. They told me that my deposit was $0 because they had to hire a cleaning company for around $500 since they claimed that we missed many corners. They also had to paint the whole house, which cost around $1600, and so on. So, there was no balance left. Do you think I deserve an explanation? I had so much time, so they could have just let me know what I had to do instead of deducting without informing us. At least I could have told the cleaning company to come and clean what they missed. This way, even if I did everything perfectly, the company would still find a way to deduct from me. Trust me, I'm not trying to attack anyone, but the process is not making anyone happy. The company should handle communication better and thought that since it was a local company, they would be nice and you can see many review not just only me to got treat like this
