Best apts. Ive ever lived in. If something messes up I just call them and they fix it real quick. I've lived here 4 years now. I've had a couple of calls to get stuff fixed. They've never had a problem at all. They just come out and fix or replace it. And good to go. Denise always has been attentive and gotten things done quickly and efficiently. And it's cheap too. Especially in this day and age. 10 stars for sure!!!

I absolutely love living here! The front desk is always helpful and attentive. The maintenance crew are 2nd to none. Quaint and peaceful neighborhood setting... I really like it here!

This is a tough review to write because it's very different from reviewing a restaurant. It's not like I sat down and ate a meal for 30 minutes. I lived here for a year. I can't possibly remember it all, but I'll do my best to provide some insight. I'll start with some pros: -Quiet neighbors. Most people here are older, and don't have children. However, it's between 2 highschools, which means plenty of noisy traffic at certain times of the day. The neighborhood surrounding the complex is pretty quaint and quiet, but if your apartment is close to the road like mine was, you will be listening to traffic always. -Nice staff. Adina the lady in the front office and Jean the repairman, both good folk. They have a sense of humor too. They were good to us. -Close to businesses. It's a short drive to the towncenter and to WinnDixie, UNF, FSCJ, etc. I have a car, but I opted to ride my bike most of the time to these places because they are that close (and I didn't wanna pay for parking at UNF). While the distance isn't bad, Jacksonville is an atrocious town for the pedestrian. Heavy traffic and bad infrastructure for cyclists/walkers will be something to deal with. -Sorta cheap. It's my opinion that I was overpaying for my stay here, but it's still the cheapest place in the area. It's what I needed at the time, and it suited me. Our bill was $625 per month, which includes a cat fee. -Abundant parking. -Timely repairs. Now for the cons: -Tiny. I had a studio that I shared with my girlfriend. We basically lived in eachother's buttcracks, but that was okay because it was where I wanted to be anyway. And she had a cat! I can't remember the exact square footage, but it's as small as it gets. If you like to cook, do yourself a favor and cut your onions outside! They also have bigger style apartments here. I had the smallest. -Cheaply made and old. I can't imagine a more cheaply made apartment. This place was not made to last, and you can tell. It was made in the 70's. Everything is particle-board with a laminate, but our cabinets/counters weren't laminated everywhere, so they would fall apart slowly and make wood dust everywhere. Our AC was weak and rattled. The carpet is flat. The oven is miniature. etc. -We had to spend our quarters at the laundromat room, but we only did that a few times because the washers and dryers were weak and gross. I had to wash my clothes twice because they were still soapy. -Your pet will get fleas. Absolutely no doubt about this one. -Roaches, of course. After sleeping here my first night, I woke up first to the fire alarm going off due to low battery. I went back to sleep, and woke up later to see a roach sitting on the ceiling, right above my face. We got some poison, and that fixed things mostly. -Landscapers come once a week during the summer and more seldom in the winter. If you like growing plants like we do, put up a small fence before you begin. The landscapers are not too smart and will kill literally any plant you put out there, even if it's a cactus(obviously not a weed), even if it's potted(obviously not a weed), even if it's a few years grown(obviously not a weed). I have had countless plants weed wacked. Each time I would change something, like placement, or potting them, but nothing works. Save yourself some heartache and put up a fence of some kind. -Our apartment was filthy when we got it. I had to wash and scrub every single surface of the apartment. The stuff that came off in our rags was surprising. The kitchen was nasty from the last tenant, or maybe the last few! You're gonna need to spend atleast a day washing this place. After that, you will need to fight the mold constantly. -No amenities other than laundromat. Costs $3 in quarters. -Pet fees. Generally, this place is quiet and easy-going. It's close to colleges and a shopping center. It's the cheapest apartment in the area. Only come here if you can accept all the cons I've listed here. If you can swallow all of that, and you need this location, and you're poor, this is the place for you.

Ive been here a month, and Im surprised how quickly my work orders get done. Renovated flooring, and when I moved in I had almost new looking appliances. They did a great job cleaning. Its an old building, but they do a great job keeping them updated. Laundry facility is pretty dope. You can use your phone by Bluetooth to pay for your loads. Everything is easy walking distance. The neighbors are quiet and respectful to eachother. I love the fact that I have an attic space for storing extra stuff. My cats love it up there. Its like their own special nook. The ceiling is very high in the main living quarters in my studio apartment, so it feels very spacious with the small amount of space it is. Plus we even have a cute mini front padio. I decorated it with some plants And solar powered lights. Its so cute. The one bedrooms are even better. Comes with its own space for washer dryer hookups. Very spacious. You could use it for cat genie ai toilets, and still enough room to store extra food were the washer/dryer hookup room is. All units are floor level so no worries about noise from upstair rhino foot from neighbors. Lol. 10/10 for me.
