    Terrible place to live. I know many people who have been scammed out of their deposits due to other roommates damaging the units and the complex refusing to view evidence of it.

    Fix the Wi-Fi instead of painting the outside that ugly blue color its literally been two weeks and we didnt even have Wi-Fi for midterms. Were not going to stop harassing you about it until you fix it just so you know.

    our building has had no wi-fi for over 2 weeks and they don't seem like they're planning on fixing it anytime soon. all they gave us was a $25 credit to our accounts, yet they're painting every building the ugliest shade of blue. if you can pay for paint you can pay to fix the wi-fi. literally the worst place ever.

    Although not the worst place to live, it's horrible for the +$800 you pay for rent. I lived there for a year and know people that still live there so I know nothing has changed. The wifi went out weeks ago and Orion has done nothing but offer a $25 credit. When I lived there my roommate's car got towed after she was forced to turn in her keys/decal a day earlier than she was moving out bc of the leasing offices hours, our living room flooded bc the AC condensation was dripping into a funnel sitting on top of a PVC pipe and the funnel got clogged, the dryer didn't dry clothes until at least the 3rd run and although maintenance was fast when contacted they did nothing, the "amenities" are often closed after 7 pm, random people show up at night and start fighting in the parking lot sometimes, although you pay for a parking spot it's often used by visitors after you leave, in addition to catalytic converters, among other things, being stolen.

    Literally the biggest scam ever. My roommates and I chose this place in 2020 because it was one of the cheaper options of the extremely overpriced student housing around UCF (for any students reading, these student living companies know that students are desperate for housing since the UCF population is huge, and they take advantage of you). While the experience at our apartment was great for the first 5-6 months, it quickly went downhill. Orion started as a safe community with understanding staff and responsive maintenance. Conveniently, our service started to decline after we renewed our lease for the 21-22 school year. The living room in our unit flooded twice, both times resulting in water coming into our apartment through the light sockets, smoke alarm, and ceiling. The maintenance team simply dried out our apartment with fans and did not check into the possible fire hazards at all. My personal bedroom flooded through the floor of my closet twice, and both times maintenance refused to look into the possible plumbing issue. They told me to fill up my bathtub less, which did fix the issue, but doesnt explain why extra water was draining into my closet. My roommates had very similar experiences with a mysterious floor grease and mold that the maintenance manager dismissed both times. The 24 hour amenities that we were promised in the lease were quickly limited with no explanation. The pool hours were changed frequently resulting in a confusing set of rules. Near the end of our stay, a security guard (a rare sight in Orion) told us to get out of the hot tub or the cops would be called. When we tried to ask about the 24 hr amenities rule, he threatened us further. The gym would be shut down for weeks at a time, and the basketball court would sometimes be locked at night even though it was well lit. While Orion residents suffered from these rules, somehow parties of 60+ non residents would make their way into the pool area on weeknights with no consequences, getting into fights, causing all the halls to smell like weed, etc. You maybe wondering, Wow, sounds like this place has a security issue. Youd be right. My roommate was put in a dangerous situation where we needed to call the 24-hour emergency security hotline. We were greeted with no response from them, and had to resort to calling maintenance. Orion property management gave us an apology that they did not know that their security company fired the officer on duty and that he had not been present for weeks. When we suggested that the property get security cameras in parts of the complex other than the front office, we were ensured theyd be installed by November 2021. Then December. Then January. Then they never were installed. After multiple break ins, sex trafficking scares, cars getting keyed, and the infamous Miya Marcano case that happened in our sister complex, you would think management would value residents safety. These are just some of the many many problems we endured as residents of Orion on Orpington. To name a few more, there is bad wifi, ridiculous fees after move out, a raccoon infestation, inconsistent trash pickup, the list goes on. I do not place this blame on any of the on-site Orion staff. The office staff and leasing agents are extremely helpful and sympathetic, and the two or three maintenance workers are very respectful. The property and maintenance managers just have no respect for residents, and, frankly, just want your money. I would recommend any other complex, or even better, renting a house with some friends. Do not let these rich corporations take advantage of struggling students. P.S. if management sees this, I really dont need a reply that says I apologize for you experience, please contact us at __ with your concerns. All of these issues have been brought up to Orion on Orpington management and dismissed. Best of luck to you.
