    Graig Roos is an excellent property manager for Marsh Landing. That is why people rent here. Customer Service with premier apartment dwellings is expected. The upgrades /repairs in some apartments not always optimal.

    I have lived here for 2 1/2 years and until Craig took over, my experience has been less than ideal for the amount of rent I pay. In less than a year, Craig has done what a good and caring property manager should do. He has trimmed up the landscaping, tightened up the maintenance response time, fixed our dock, and takes security very serious. Craig truly cares about or community and I am happy he is here.

    I was a resident at Marsh Landing for 2 years. I recall how excited I was to move there. Such a beautiful property on lake Chehaw. However, Jeanette made living there absolutely awful. She was incredibly manipulative and would lie right to your face and fake smile without taking any responsibility for anything. Zero customer service. Several of us residents and their kids played volleyball at the pool twice on a couple of weekends and she said we were too loud and couldnt play anymore. The residents used to refer to Marsh Landing and the pool area as the no fun zone because of how strict she was. She discriminated against anyone she didnt like. She even made up her own parking rules and would even deny maintenance against those that she didnt like. The owners of Marsh are super nice but maybe they just werent aware of how rude she was and how badly she treated the residents. A lot of my neighbors actually moved because of her as well. I got on the waitlist for Graystone because I was absolutely miserable there. They didnt do anything for the residents like other apartments do and were hiking the rent up every year with exactly a 30 day notice, although Jeanette gave me my notice in less than 30 days and backdated the letter. They have another property manager there now and he is amazing. I was only there for a short time when he took over. But he is really taking care of the property where Jeanette failed to. I hope they keep Craig on because it is such a better place to call home now.

    Moved in Summer 2021 into a 2 bedroom 2 bath. Love the view from the balcony. Maintenance is quick and friendly. The pool, clubhouse and gym are great additions and make the rent worth it. There's also a Aveda Hair Salon amongst the apartments. Definitely recommend this apartment complex above all the rest in Albany.

    Lived here for a a year before moving across the country. Staff (4/5) - The leasing manager at the front desk is to the point. Very much had a "business only" personality, and not so much of a welcoming one. Felt dismissive at times, but that may just be how she is. Location (4/5) - Conveniently located, with beautiful scenery (for now). You won't be within walking distance of anything, but that's Albany and the South in general. Was a (5/5), but then they tore down all the woods next to me to start building another unit. I worked from home and was subject to construction noise up until I moved. Worse yet, the 3-4 acres of trees they tore down was the only protection Marsh Landing had from traffic noise from the adjacent Philema Rd, so now you can't enjoy your balcony or have the windows open without really loud traffic noise at all hours of the day/night. Tearing down the woods also significantly reduced the amount of wildlife (geese, birds, lizards, etc) that was part of the charm of this place. The Unit (3/5) - At first glance, the units are great. Large, modern fixtures, with nothing major wrong with them. I never had a bug problem while living here. However, you can definitely tell they use the absolute lowest bidder for their painting and maintenance. My unit was painted beige, but I guess before I moved in it was green. Parts of the old paint came through, but not evenly. You could clearly see the lazy paint job. The edges would be solid, the center would be 10 shades greener lol. The paintjob was the worst in the bathrooms however. I guess they didn't prime, but after a couple months of showers, the paint started to run off the walls, as if it got "rehydrated" and started to flow down towards the floor. Looked like a bio hazard by the time I moved out. My dish washer was absolutely a "landlord special". Cheap, looked to be from the 90's, and flaking/falling apart. But it worked, so it never got replaced. Cracked tiles, hardwood floor comming up in the entrance, leaky faucets, etc. Lots of deferred maintenance. Finally, the parking situation sucked, there's no nice way of saying it. You're going to have to deal with slippery mud, 3-4 inches of water when it rains so make sure you wear weather proof shoes. Before I worked from home I dressed professionally, suit and tie, and I definitely got mud on my slacks and water in my shoes just getting to my car. Price (5/5) - At $1000/mo for a 2b/2b on the 2nd floor, you can't beat it for what you get. Definitely more value than other nice apartments like Creekwood (About $950 for an equal unit there). Services (4/5) - Decent gym. Decent pool. Packages typically kept inside. Had to pay rent with a check. They didn't get a website until right before I left. Security (2/5) - Lots of car break ins. Despite this, never saw any additional cameras or security put in place. Doors only had one lock, no dead bolt. They'll build a new apartment building, but won't invest in better lighting, cameras, or physical security. Door to the package room was never locked, and while I never had packages stolen, I certainly could have. There's a key fob that's SUPPOSED to be the barrier between you and the package room/gym, but the door was always unlocked with the fob reader disabled. Maintenance (1/5) - They use a 3rd party maintenance service. The very first day I was in this apartment, a window fell out. I called the number and was told that my issue wasn't an emergency and would be resolved in 2-3 business days. It wasn't until I explained that it was 40F outside (was winter) that the person on the other end said "oh, so it's a temperature issue I guess, fine I can send someone out". The person came out, got the window back in place, but never came back to actually fix it. I couldn't open that window the rest of the time I was there. Goes back to my "deferred maintenance" issue. After this experience, I didn't call maintenance again, because the minor issue here and there wasn't worth the inevitable headache.
