My experience at Bellamy was initially positive, with helpful staff members like Nelia and others in the front office who made an effort to address my concerns. However, as time went on, I encountered several issues. My previous roommates, who I enjoyed living with, moved out and were replaced by disruptive individuals. These new roommates would consistently engage in late-night parties, neglect cleanliness, and even remove my clothes from the dryer before they were dry. The refrigerator provided to us was inadequate in size, making it difficult to store our food properly. I faced persistent challenges with my mailbox, despite multiple attempts to have it repaired. The maintenance team appeared to lack the necessary qualifications, as one member openly admitted to not knowing how to clean a microwave. Finding someone to take over my lease proved to be a daunting task, resulting in me having to bear the burden of paying the remaining rent myself. I felt that Bellamy prioritized financial gain over tenant satisfaction, imposing exorbitant fees for minor delays in bill payments or rent and altering eviction notices. As a student residing in an apartment complex, I had hoped for Bellamy to demonstrate more understanding and patience, particularly considering the financial strain many of us face while balancing full-time education and work commitments. Additionally, it is worth mentioning that the front gate at Bellamy hardly functioned properly, leading to inconvenience and potential security concerns. Furthermore, there was a perpetual shortage of parking spaces, especially in the vicinity of Building D where I resided. This scarcity of parking spots added to the frustrations of living at Bellamy.

I am so confused and shocked at the same time. My daughter currently resides at Bellamy Carrollton. She has been there for several years. Today, residents received a letter from the District Manager regarding rental payment. OMG!!!! Can I say unprofessionally written by someone that represents a business serving the community. Below is the letter!!! I will be calling Corporate in the morning. Hi everyone. This is Tanya Duke. I am the Regional manager for Bellamy Carrollton. For those of you that pay your rent on time every month, I want to start by saying thank you and this email does not apply to you. You are only being sent this email because we have an abnormally high number of residents that continually do not pay their rent on time and we are implementing a new collection policy and you need to be made aware of this policy too. I am goint to go ahead and apologize for being so direct, but each of you make it very clear that you expect to be treated as an adult at all times. So, you need to handle your business as an adult and pay your rent on time. For those that do not pay their rent on time, effective immediately, when you do not pay your rent on time, you will be filed on no later than the 10th of every month. There will be a $108 filing charge immediately added to your account. It does not matter why you can't pay your rent. There will be no exceptions. If you do not pay before your court date, there will be another $285 to cover court costs. This goes for all residents that have payment plans, ignored demands of payment, and have Financial Aid repayments. We are not a bank. We are not a lender. We are a business and your rent is how the business operates. So just to be clear, everyone that has not paid their rent as of 5 pm today, you will have a $108 charge added to your account and you will be filed on today. Again, there will be no exceptions to the rule. You made a promise to us to pay your rent no later than the 3rd of every month when you signed your lease. If you can't pay your rent on time, then you can't live at The Bellamy. Please call the office today and make arrangements to turn in your keys. Please note, even if you turn your keys in and vacate your apartment, this does not release you from your lease installment obligations. You will still be responsible to owe your contract amount and you will be turned over to collections. If you have a guarantor, this will also ruin your guarantor's credit. If you have Leap as a guarantor, they will collect the money from you and any extra charges on your account, our collection agency will collect from you. If you do not have either, the collection agency will collect from you only. The only thing that turning your keys in does is it keeps you from having to pay extra fees and having an eviction on you or guarantor's credit. This can make it very difficult to find a place to live in the future. If you have any further questions about the process, please feel free to reach out to me or the Bellamy staff. Please be aware that the staff nor myself will make any exceptions other than what is outlined in this email. If you have a Financial Aid agreement, you will need to contact Nelia, the Resident Service Manager or Logan Swann, the community manager. Thank you, Tanya Duke
