    I worked with another mortgage lender on my loan before coming to Diamond Residential Mortgage. The 1st company was horrible. They acted as though they didn't want to help me thru the process. As a matter of fact, the reason I ended up at Diamond was because the loan officer told me she couldn't do anything for me. Fleda Paul was totally the opposite. She was excellent and walked me step by step thru the loan process. Yes it was a lot of work and a lot of paperwork needed but she never wavered. She has great customer service skills and a wealth of knowledge dealing with home loans. I'm glad she was recommended to me by a friend as I will now refer my friends to her.

    The process started off good and Fleda Paul was helpful in answering questions and sharing information that provided me a better understanding of the lender fees, the proposed estimate of bottom line costs, and what to expect during the process. I found this very useful as a first-time home buyer. I chose Fleda as my lender based on the details she provided of her experience, and all was well until three major impacts/mistakes in the process occurred which pertained to locking in the interest rate and the closing disclosure: 1. I requested information from Fleda on the interest rate so that I could make an informed decision before locking it in. She said I had until 5 pm to secure that rate at the buy down cost we discussed. I replied within that time frame. And when she communicated back, she had locked me in at that rate but at a much higher payment for buy down points, which resulted in approximately a $1500 increase. When I questioned this her response that it was the market. I was puzzled because she gave me her word and then did not honor that or attempt to make it right. 2. I had questions about the closing disclosures. Fleda verified that the documents had the final numbers. However, I still contacted the attorney's office and to my surprise they made a big mistake which resulted in a $500 difference being added to my bottom line. Not only that, after the attorney's office assured me all the numbers were now accurate and the correct amount to wire, Fleda contacted me with another big mistake that resulted in a bigger difference of $2700, and I had already wired all the money the day before closing. 3. When I brought all of the aforementioned items to Fleda's attention instead of acknowledging the mistakes and rectifying the situation, she became defensive and stated that I was being too hard on for challenging the erroneous numbers and that people make mistakes. Anyone should question errors in the paperwork and payments, especially those that results in thousands of additional dollars added to their bottom line when they were initially given assured of other information. Significant mistakes were made on multiple occasions, therefore I requested lender credits as it only seemed fair to inquire about options available to me to make up for additional expenditures that are changed on last minute. However, the results did not change. Fleda has over 25 years of experience and in this case you would think that experience counts. Instead, it seems things have become complacent and the attention to detail is lost. I share this experience because #1 it was requested and #2 I want to encourage others to do detailed research before you chose a lender that will lock you into a mortgage for the next 30 years. Make sure you can trust them, that they have your interests in mind and understand your goals, and that they are people of they're word because it matters. If they make a mistake or many mistakes they should be willing to acknowledge it and rectify the situation. Do business with people you can trust with having your money for the next 30 years!
