New property management is a joke Ive lived here for 7 years years and enjoyed how clean and quiet the community was. Its anything but that now. Ive already started looking for other places because I will not be renewing my lease if things continue to go downhill. The transition to new management was sloppy and it appears that a good bit of the staff has never worked in the industry before. I thought it was common knowledge how lease renewals work, but I guess not. Customer service is non-existent, unless youre ok with walking into the leasing office and being ignored. The new staff is constantly bribing for good reviews which is why the more recent reviews have more to do with how nice the staff is as opposed to what the community is actually like. It just seems theres more issues that didnt exist when the complex was known as Dunwoody Courtyards. The free rent signs are inviting questionable tenants. The parking garage always smell like weed now. There are old appliances left in the hallway and debris from renovations left on patios for weeks at a time. Valet trash was recently introduced but trash pick up is never consistent, so residents throw their trash anywhere. The parking garage gate is left open allowing non-residents to park there. Communication is anything but proactive. Passive aggressive emails about beautifying the community will be sent minutes before residents are told to move their vehicles or threatening to tow. A new and unnecessary payment application is used for rent, which adds a $10 fee unless you sign up for their credit card. The leasing office no longer accepts packages, which wouldnt be as much of an inconvenience if they had sense to set up an alternative system first. Good luck getting anything if your package isnt delivered directly to your door.

It has been 6 months since I moved out and they simply ignore requests to refund my security deposit. There is not even an explanation for the delay. They even ignored a demand letter from an attorney and the only option left now is to sue them for deposit and damages.

Well I dealt with Katrina, she was really nice, able to answer all my questions, patient with me and I can be alot, and most of all she made me feel as if I were already home. I've lived many places and she was hands down the best agent I've ever dealt with. I don't know her pay but it's not nearly enough for the experience she provides. The community is really nice freshly renovated, quite, located conveniently across the street from the marta train station. So I can save gas by just jumping on the train. If you are looking to move, you should definitely check this place out. Ask for Katrina she is awesome.

I am still waiting for the assistant manager Gary(I believe this is who spoke to me and told me hed get in touch with the accountant then call me back) to get back to me about the status of my security deposit. I was one of the tenants who was living here when ownership and management changed in September of 2023. My lease ended December 21, 2023. For some reason, despite being processed, I have yet to receive my $200 back. Its been over three months since the lease ended and this company has my forwarding address on file. I have called. Emailed. And now Im doing this to try and get their attention again. I can prove with bank statements I have never received my check. I want Aventura Dunwoody or whoever actually owns this place to prove to me they mailed my check! Send me my money, or send me the address for whoever Im supposed to mail a demand letter to. ABOUT THE APARTMENTS: My apartment had wonderful sunlight and a horrible german roach infestation that persisted throughout the lease, regardless of the ownership change. Maintenance was quick, which was nice. Water pressure was good. What I was paying for my unit at the time was fair. It was nice that the greystar team wanted to organize community events. It wasnt nice that they only offered $500 concession to residents to move into renod units that were charging $100-200 more for less space under the guise of stainless steel appliances and quartz counters all of my appliances were new when I moved into my old apartment. Residents handled the mail center abusively. It was agitating, expect your outgoing mail to get lost if its still in the same situation. The covered parking was wonderful as it didnt cost extra. Not sure if its still free though. The pool area was nice but the gym was small and lacking. Until I get my security deposit back, my review is at it stands. This place was mid while I lived there, but it wasnt bad for a first apartment. Minus paying over $1000 a month in rent and still dealing with bugs. If I get my deposit back soon I will be glad to update my review and remove the first paragraph and change the rating.
