    ***NOTICE TO PERSPECTIVE RENTERS*** ZERO STARS If you are looking for a quiet/peaceful living environment, the Bayview Apartments DO NOT RENT. There are numerous homes located next to the property that have dogs barking constantly day and night. We gave a 30days notice due to this extreme noise nuisance despite signing a 1 year lease agreement. If you are looking for a property management company to return your deposit in full on move-out, Julie Peine Trust will keep the majority if not all of your deposit for cleaning/waxing the floors, cleaning the unit although you have cleaned your unit to perfection, pest control service, sink & tub maintenance, oven burner pan replacements, sink screen replacements and more. These are all common "wear and tear" for normal apartment living. We spent literally hours cleaning the unit on move-out. The only damage was 2 small barely visible fade marks on the counter kitchen and a small mark on the drywall. They will always charge every tenant for cleaning and polishing the unit floor at move-out and nickel & dime you for EVERY possible visible flaw that they see. All of these deductions are stated on the lease agreement, however they are not verbally discussed during the signing of the lease agreement by the Julie Peine Trust. BUYER BE AWARE Do not expect refunds for any of these move-out charges as the landlord refused to deduct any of these "excessive" charges. $500+ alone was charged for cleaning a 1 bedroom small unit. Additionally, the onsite property manager was overly very kind & friendly to us during our move-in period. After we gave our 30-day notice, she barely would speak to us. She also called HPD to cite and ticket our vehicles parked for only 1 week on the street which is public property after we moved out for "abandoned vehicles". There have been several online bad reviews regarding Julie Peine Trust not returning full deposits to tenants. They always reply to these reviews making excuses to justify their unethical procedures. It was our fault for not reading the bad reviews. If you expect to receive your full deposit at move-out, you will not. This property manager is dishonest making every excuse to justify them making money on your security deposit. Since moving to Oahu, we have rented from 3 previous property management companies. All 3 companies returned our security deposit IN FULL without charging for normal wear & tear.

    Great place to live - gorgeous views/area and conveniently located!  The management is friendly, responsive and professional and the beautiful grounds/landscaping/building are always kept neat and clean.  Neighbors are quiet and respectful and the whole property is non-smoking.  Amenities include:  pool, parking, washer/dryer.

Although we strive to always maintain professional and considerate relationships with our current and past tenants, there are always some that we will never be able to please. Unfortunately, this tenant did not follow the terms of their lease and even though we did everything we could to accommodate their breaking the lease, they caused considerable expenses to clean and to repair damages to restore the unit to a rentable condition. Yet, this tenant expects to not pay to clean nor to repair the damages and seeks a full security deposit refund. Landlord went out of its way to not only find a new tenant to assist this tenant to be removed from any lease responsibility, but also refunded the pro-rated lease rent paid, yet the tenant still expects a full security refund. Unreasonable request by the tenants.
